Kalea Heights is DMCI Homes' Modern Tropical community on Good Shepherd Road, Banawa, Brgy. Guadalupe, Cebu City. The Leia Building rises 41 residential levels over five basement parking levels, on a 4.6-hectare masterplan of which DMCI has set aside 3.6 hectares as open space — by their own reckoning the largest open-space allocation of any condominium project in Cebu, and close to three times the size of Fuente Osmeña Circle.

Wide eaves, large windows and single-loaded corridors carry DMCI's Lumiventt® approach into Cebu's climate: air and daylight move through the building rather than around it, which is what keeps a unit cool without running the aircon all day.

The Building & The Unit Mix

One tower, 827 ways in

Everything selling at Kalea Heights right now sits in a single building. Leia is 41 residential levels over five basement parking levels, and the availability list runs from the 2nd floor to the 41st (there is no 13th floor — the numbering skips it, as it does in most Philippine high-rises). That matters more than it sounds: on a 41-storey tower the difference between a low floor and a high one is a real difference in noise, light and view, and at 5% construction you can still choose.

DMCI is building it the way they build everything — Lumiventt® with single-loaded corridors, so every unit opens to outside air rather than an internal hallway, and the sky patios cut through the facade at intervals to let breeze pass across the building instead of stopping at it. In Cebu’s heat that is not a marketing line; it is the difference between a unit you can leave on natural ventilation most of the year and one you cannot.

The unit mix, as it stands today

What a peso actually buys — the per-sqm read

Look past the sticker price and the picture inverts, the way it always does in a condo. Median price per square metre on the current list:

Concretely: the cheapest 1BR is 29.5 sqm at ₱5,726,000, or ₱194,102 per sqm. The cheapest 2BR is 53 sqm at ₱8,229,000 — ₱155,264 per sqm. You pay 44% more money for 80% more floor area. At the far end, a 78 sqm 2BR at ₱136,590 per sqm is the best-value square metre in the whole building, and a 30 sqm 1BR at ₱211,200 per sqm is the worst.

None of that makes the 1BR a mistake — if ₱5.73M is your ceiling, or you are buying purely to lease to one professional, the small cut is the right instrument. But if you are choosing between a 1BR and stretching to a 2BR, the stretch is where the value sits, and it is the tier with 581 units to choose from.

Orientation: front and rear, and why it costs nothing

Leia’s units are split two ways on the price list — 517 front units facing northwest and 310 rear units facing southeast. DMCI’s own site development plan marks the view corridors around the property: Cebu City on one side, mountains and sunset on another, sea and sunrise on a third.

Here is the useful part, and it is not in any brochure: orientation is not priced. Median price per sqm for northwest-facing 2BR units is ₱152,255; for southeast-facing 2BR units it is ₱152,684 — a gap of a quarter of one percent. The same holds for the 1BR and 3BR. DMCI is charging for floor area and floor level here, not for which way you look. So pick the orientation you actually want. It is free.

Which of those you will actually use

What earns its keep

  • 3.6 hectares of open space out of 4.6. This is the whole argument for Kalea Heights and it is a real number, not a mood. DMCI calls it the largest open-space allocation of any condominium project in Cebu. In a city where most towers give you a podium deck, room to walk is the differentiator.
  • The sky parks and sky bridges. Over a hectare of it, elevated, with the mountains on one side and the coastline on the other. Amenity decks usually die of neglect; ones with a view do not.
  • The onsite convenience store. Unglamorous and the single most-used amenity in any DMCI community. It saves you a car trip several times a week.
  • Subscription-free Community Internet. Commercial-grade fibre in the unit and in the shared lounges from move-in day, no separate contract. For anyone working remotely or calling family abroad, this is worth more than the pool.
  • RideShare and the DMCI Communities app. Both took Stevie Awards in 2024. On a hillside address with a real commute, an in-community carpool is not a gimmick.

What is oversold

  • Most of those renders are not Leia. Look again at the sky park, sky bridge and Summit District images: they show mid-rise blocks across the wider masterplan. Leia is the 41-storey tower and it is the only building selling. The full amenity picture arrives with the full masterplan, over years — not on your turnover date.
  • “Resort-inspired” on a 2029 turnover. Everything in the gallery is an artist’s illustration of a site that was 5.15% complete in June 2026. Judge the plan and the developer’s record, not the render.
  • The amenity count. Forty-odd line items reads impressively and thins out fast in practice. Realistically you will use the pools, the jogging path, the open lawn, the store and the gym. The amphitheater garden and the entertainment room are booking-sheet amenities.
  • “Sky Patio” as an amenity. It is genuinely good, but it is Lumiventt ventilation architecture doing a job, not a facility you visit.

Location

Banawa is uphill, and that is the point

Kalea Heights sits on Good Shepherd Road in Banawa, Barangay Guadalupe — the shoulder of hills that rises behind Cebu City proper. DMCI’s own coordinates put it at 10.3139°N, 123.8714°E, a few hundred metres of elevation above the flat grid where most of Cebu’s condominium stock is going up. Elevation is the whole product here. It buys cooler air, longer sightlines and a quiet that the Escario and Mango Avenue strips do not have.

In DMCI’s own description, the site keeps residents near the restaurants, cafés and commercial hubs of Guadalupe, Escario and Mango Avenue, with Cebu Business Park and IT Park a short trip away. That is the honest framing and I am going to leave it at that, because — and this is worth knowing before you go looking — DMCI has not published a landmark-distance table for Kalea Heights the way they do for most of their projects. Their key-places list for this property is empty. Anyone quoting you exact minutes to Ayala Center is quoting themselves, not the developer.

What the site plan tells you

The masterplan is more informative than the marketing copy. Leia fronts Good Shepherd Road at the entrance-gate end of the property, with the drop-off, the trellised walkway and the water garden between it and the road. The central plaza, lap and leisure pools sit at the middle of the diamond; the amphitheater garden, open field and basketball court are at the far end. DMCI marks the view corridors on all four sides: Cebu City on the road side, sunrise and the sea on one flank, sunset and the mountains on the other.

The downside, said plainly

A hillside address is a commute. Banawa is not walking distance to an office, and Cebu’s traffic has got worse every year that its condo market has grown — Colliers now ranks Cebu the country’s second-largest condominium market, and the roads have not kept pace. If your requirement is “walk to work, move in soon,” Kalea Heights is the wrong instrument on both counts: you are buying a car-dependent address with a December 2029 turnover.

If that is you, buy something already standing instead of something with a view — the ready-for-occupancy list is where to look, and The Erin Heights on Commonwealth Avenue starts at ₱5,391,000 with turnover in October 2027, two years sooner for slightly less money. Kalea Heights is for the buyer who wants the hill, the space and the 2029 price today.

Who this is for — and who it isn’t

Buy here if

  • You are buying Cebu on a long horizon. A 2029 turnover at 2026 pre-selling prices is the trade. If you can wait three years, this is the cheapest Kalea Heights will ever be.
  • You want space more than you want an address. 3.6 hectares of open ground, a 53 sqm two-bedroom entry, and unit cuts DMCI themselves describe as larger than the typical Cebu condominium. That combination is rare in this market.
  • You are an OFW or a Manila buyer diversifying out of NCR. 827 units means you get to choose floor, stack and orientation instead of taking what is left — and orientation costs nothing here.

Look elsewhere if

  • You need to move in inside two years. December 2029 is the date on the list, and the building was 5.15% complete in June 2026.
  • You want rental income soon. Nothing here earns a peso until turnover. For yield now, an RFO unit is the correct instrument.
  • You want to be inside a business district. Banawa is a hillside barangay. It is quiet, green and uphill — which is exactly why some people want it and others should not buy it.

Against the nearest DMCI alternatives

Kalea Heights is DMCI’s only Cebu project, so the honest comparison is against the other places the same money could go — their regional launches, and the Metro Manila tower at the same entry price. All figures from the current availability list:

The verdict. Kalea Heights is the cheapest entry of the four per square metre and by far the deepest inventory — 827 units against 178 to 671 — which is exactly what you want when you are choosing a floor and a view rather than accepting one. It is also the longest wait by a year. If you are buying to live in Cebu and you are patient, take the 2BR: ₱8,229,000 for 53 sqm at ₱155,264 per sqm is the best-priced real living space DMCI is currently selling anywhere in the Visayas. If you cannot wait until 2029, buy The Erin Heights or an RFO unit instead, and be honest with yourself about which of the two you actually are.
