Solmera Coast is DMCI Homes Leisure Residences’ beachfront development at Barangay Calubcub II and Barangay Subukin, San Juan, Batangas — a condotel and residential project in DMCI’s own words, on 75,367 sqm of coast. That is 7.5 hectares, the largest site of any property on this website.
The architecture is Asian Tropical: wide overhangs, louvered panels, rattan, timber and stone. Five mid-rise buildings rather than towers — Matahari, Kartika, Bumi, Asri and Nusa — so the development spreads along the shoreline instead of standing above it.
DMCI published the site at 38.78% complete as of June 2026. Turnover is staged building by building from February 2027 through February 2028, which matters a great deal here and is set out in full below.

Lifestyle
Three of DMCI’s own file names do not match the captions baked into the images: their “Landscaped Gardens” is captioned Activity Lawn, “Sky Deck” is Sky Promenade, and “Lounge Area” is Open Lounge. Named below for what is in the frame.














Transparency
DMCI publishes a monthly completion figure. As of June 2026 Solmera stood at 38.78%, up from 29.22% in March 2026 — roughly three points a quarter. With the first building due February 2027, Matahari is much further along than that site-wide average suggests, which is what a staged five-building handover looks like in practice.
Location
Solmera Coast occupies 75,367 sqm across Barangay Calubcub II and Barangay Subukin in San Juan, Batangas — the stretch of coastline south-east of Batangas City that Manila weekenders have been driving to for thirty years. San Juan is best known for Laiya; Solmera sits on the same coast.
Worth stating plainly, because it affects how you should read any listing: DMCI has not published a landmark-distance table for Solmera Coast. Their key-places list for this property returns empty, exactly as it does for Kalea Heights. Anyone quoting you precise drive times to Manila, Laiya or the nearest hospital is quoting themselves, not the developer. The honest description is the one DMCI gives: a beach park resort development on the San Juan coast, reached by road, roughly a three-hour drive from Metro Manila depending entirely on traffic and which route you take.
It is a weekend property. There is no city, no rail, no office district and no BPO belt within reach; the tenant is a holidaymaker, and the operator fills the calendar or it does not. That is the whole risk in one sentence, and it is why the next section is about the operator agreement rather than the pool.
Coastal Batangas also takes typhoon season directly, and a beachfront site needs more maintenance than an inland one — salt, sand and sun are hard on finishes. Budget for association dues at the higher end of what you are used to.
If you want the same money in a cool-climate leisure unit instead of a coastal one, the comparison is Moncello Crest in Tuba, Benguet. If you want a leisure unit you can actually live in full-time, neither of these is that — look at the RFO list.
The Buildings & The Unit Mix
The single most important thing on this page. “Turnover 2027” is true of one building holding three units. Here is the real schedule:

All five are mid-rise. DMCI publishes level counts for only two — Matahari and Kartika at six residential levels each — so I am not going to state figures for Bumi, Asri or Nusa that the developer has not published. Ask for the building plan on the specific unit.
The 1BR is larger than the smallest 2BR and costs ₱3M more. A 69 sqm one-bedroom is ₱15,285,000; a 63 sqm two-bedroom in Asri is ₱12,200,000. You give up six square metres and gain a bedroom, for three million pesos less. Unless you specifically want one enormous bedroom, the 1BR tier here is the one to skip — and at 10 units it is barely a tier.

The cheapest square metre on the whole list is a 92 sqm two-bedroom in Asri at ₱17,405,000 — ₱189,185 per sqm, front-facing southwest. The most expensive is a 34 sqm studio in Bumi at ₱237,382 per sqm.
Be clear-eyed about the level: ₱189,000 to ₱237,000 per square metre is Mandaluyong pricing, on the Batangas coast, two years from handover. You are buying beachfront and an operating resort, not floor area. That is a legitimate thing to buy — just buy it knowingly.

The verdict. Of DMCI’s leisure line, Solmera is the cheapest way in and the soonest — ₱6,621,000 and a first handover in February 2027, against Moncello’s ₱8,050,000 and November 2028. It also has the larger site (7.5 ha against 4.08) and, unlike Moncello, a beach. Buy it as a condotel: the unit that makes sense is the 63 sqm two-bedroom in Asri at ₱12,200,000 — skip the 1BR entirely, since it is larger and ₱3M dearer for one fewer bedroom — or the 92 sqm Asri two-bedroom at ₱17,405,000 if you want the cheapest floor area on the list at ₱189,185 per sqm. And before anything else: get the operator agreement, the revenue split and the projected occupancy in writing. On a condotel those three documents are the investment. The pool is just the pool.

178 units across five mid-rise buildings: 66 in Asri, 42 in Bumi, 42 in Nusa, 25 in Kartika and 3 in Matahari. By type that is 102 studio, 66 two-bedroom and 10 one-bedroom.
It is staged building by building, and the headline date is misleading. Matahari hands over in February 2027 but has only 3 units left. Kartika is May 2027, Bumi August 2027, Asri November 2027 and Nusa February 2028. If you want a two-bedroom you are most likely buying in Asri — 42 of the 66 available two-bedrooms are there — which means November 2027.
Studios run ₱6,621,000 to ₱10,880,000, two-bedroom units ₱12,200,000 to ₱19,255,000, and the ten one-bedroom units ₱15,285,000 to ₱15,396,000. These are DMCI list prices before promo discount. Per square metre that is roughly ₱189,000 to ₱237,000 — Metro Manila pricing on the Batangas coast, which is what beachfront in an operating resort costs.
