Overview

A beach park resort you can own a room in

Solmera Coast is DMCI Homes Leisure Residences’ beachfront development at Barangay Calubcub II and Barangay Subukin, San Juan, Batangas — a condotel and residential project in DMCI’s own words, on 75,367 sqm of coast. That is 7.5 hectares, the largest site of any property on this website.

The architecture is Asian Tropical: wide overhangs, louvered panels, rattan, timber and stone. Five mid-rise buildings rather than towers — Matahari, Kartika, Bumi, Asri and Nusa — so the development spreads along the shoreline instead of standing above it.

DMCI published the site at 38.78% complete as of June 2026. Turnover is staged building by building from February 2027 through February 2028, which matters a great deal here and is set out in full below.

What the site actually looks like

DMCI publishes a monthly completion figure. As of June 2026 Solmera stood at 38.78%, up from 29.22% in March 2026 — roughly three points a quarter. With the first building due February 2027, Matahari is much further along than that site-wide average suggests, which is what a staged five-building handover looks like in practice.

Location

On the Batangas coast, and about three hours from Manila

Solmera Coast occupies 75,367 sqm across Barangay Calubcub II and Barangay Subukin in San Juan, Batangas — the stretch of coastline south-east of Batangas City that Manila weekenders have been driving to for thirty years. San Juan is best known for Laiya; Solmera sits on the same coast.

Worth stating plainly, because it affects how you should read any listing: DMCI has not published a landmark-distance table for Solmera Coast. Their key-places list for this property returns empty, exactly as it does for Kalea Heights. Anyone quoting you precise drive times to Manila, Laiya or the nearest hospital is quoting themselves, not the developer. The honest description is the one DMCI gives: a beach park resort development on the San Juan coast, reached by road, roughly a three-hour drive from Metro Manila depending entirely on traffic and which route you take.

Solmera Coast site development plan showing the beach frontage and the five mid-rise buildings
DMCI’s site development plan. The beach runs along the whole western edge; the five mid-rises step back from it across 7.5 hectares.

The downside, said plainly

It is a weekend property. There is no city, no rail, no office district and no BPO belt within reach; the tenant is a holidaymaker, and the operator fills the calendar or it does not. That is the whole risk in one sentence, and it is why the next section is about the operator agreement rather than the pool.

Coastal Batangas also takes typhoon season directly, and a beachfront site needs more maintenance than an inland one — salt, sand and sun are hard on finishes. Budget for association dues at the higher end of what you are used to.

If you want the same money in a cool-climate leisure unit instead of a coastal one, the comparison is Moncello Crest in Tuba, Benguet. If you want a leisure unit you can actually live in full-time, neither of these is that — look at the RFO list.

The Buildings & The Unit Mix

Five buildings, five handover dates

The single most important thing on this page. “Turnover 2027” is true of one building holding three units. Here is the real schedule:

BuildingUnits availableWhat is in itTurnover
Matahari32 studio, 1 2BRFeb 2027
Kartika2519 studio, 2 1BR, 4 2BRMay 2027
Bumi4230 studio, 3 1BR, 9 2BRAug 2027
Asri6624 studio, 42 2BRNov 2027
Nusa4227 studio, 5 1BR, 10 2BRFeb 2028

All five are mid-rise. DMCI publishes level counts for only two — Matahari and Kartika at six residential levels each — so I am not going to state figures for Bumi, Asri or Nusa that the developer has not published. Ask for the building plan on the specific unit.

The unit mix, as it stands today

Read those three rows again

The 1BR is larger than the smallest 2BR and costs ₱3M more. A 69 sqm one-bedroom is ₱15,285,000; a 63 sqm two-bedroom in Asri is ₱12,200,000. You give up six square metres and gain a bedroom, for three million pesos less. Unless you specifically want one enormous bedroom, the 1BR tier here is the one to skip — and at 10 units it is barely a tier.

Unit typeMedian ₱/sqmRangeRead
Studio₱233,943₱211,016 – ₱237,382The most expensive floor area on the site
1BR₱221,522₱219,943 – ₱221,522Bigger than the entry 2BR and ₱3M dearer
2BR₱209,778₱189,185 – ₱223,190The cheapest floor area — and the best of it is in Asri

The cheapest square metre on the whole list is a 92 sqm two-bedroom in Asri at ₱17,405,000 — ₱189,185 per sqm, front-facing southwest. The most expensive is a 34 sqm studio in Bumi at ₱237,382 per sqm.

Be clear-eyed about the level: ₱189,000 to ₱237,000 per square metre is Mandaluyong pricing, on the Batangas coast, two years from handover. You are buying beachfront and an operating resort, not floor area. That is a legitimate thing to buy — just buy it knowingly.

The Honest Read

It is a condotel. The operator is the investment.

What earns its keep

  • 75,367 sqm of beachfront. 7.5 hectares is the largest site on this website by a distance, and on a coast it is the thing that cannot be replicated later.
  • Mid-rise, not towers. Five six-ish-storey buildings spread along the shore keep the scale resort-like and give far more units a real sea aspect than one tower would.
  • A genuine food-and-beverage operation. All-day dining restaurant, specialty restaurant, beach dining area, alfresco, snack bar. A condotel without restaurants is a much harder let.
  • The convention center. Unglamorous and commercially the most important amenity here: corporate offsites and weddings fill a resort mid-week, which is when holiday bookings do not.
  • Fully airconditioned units and golf carts on site. Both listed by DMCI, both practical on a hot 7.5-hectare coastal property.

What is oversold

  • “Turnover February 2027.” Three units. Asri, where 42 of the 66 two-bedrooms sit, is November 2027, and Nusa is February 2028.
  • Any yield figure you are shown. Condotel returns are a function of the operator agreement, the occupancy assumption and the revenue split. Get all three in writing. Without them a projected return is a marketing number.
  • The price per square metre. Up to ₱237,382/sqm for a studio is Metro Manila money in a market with far thinner resale depth. Beach property is illiquid; plan to hold.
  • The amenity count. Game room, entertainment room, basketball court — these serve the hotel operation. As an owner you will use the pools, the beach, the restaurants and the balcony.
  • “Wake up to the sea every day.” Not every unit faces it. Ask which elevation your specific stack looks at before you reserve, and do not assume the render is your view.

Straight Talk

Who this is for — and who it isn’t

Buy here if

  • You want a beach unit you can let when you are not in it. That is exactly what a condotel does, and Solmera has the operation to support it.
  • You drive to Batangas anyway. If San Juan is already your weekend, owning beats booking in peak season.
  • You want the earliest handover. Matahari is February 2027 — but there are three units in it, so that decision is a phone call, not a browse.
  • You want the best floor area here. The 63 sqm two-bedroom in Asri at ₱12,200,000 is the sensible entry into the two-bedroom tier.

Look elsewhere if

  • This is your only property. A studio-heavy beach condotel three hours from the city is an investment product, not a home.
  • You need the numbers to work on paper today. Without the operator agreement and occupancy assumption, you cannot model this honestly.
  • You want liquidity. Resale on provincial beach property is slow. Assume a long hold.
  • You want cool weather. Moncello Crest is the mountain version of this trade.

The verdict. Of DMCI’s leisure line, Solmera is the cheapest way in and the soonest — ₱6,621,000 and a first handover in February 2027, against Moncello’s ₱8,050,000 and November 2028. It also has the larger site (7.5 ha against 4.08) and, unlike Moncello, a beach. Buy it as a condotel: the unit that makes sense is the 63 sqm two-bedroom in Asri at ₱12,200,000 — skip the 1BR entirely, since it is larger and ₱3M dearer for one fewer bedroom — or the 92 sqm Asri two-bedroom at ₱17,405,000 if you want the cheapest floor area on the list at ₱189,185 per sqm. And before anything else: get the operator agreement, the revenue split and the projected occupancy in writing. On a condotel those three documents are the investment. The pool is just the pool.

Frequently Asked Questions

Questions buyers ask

Where is Solmera Coast located?

Solmera Coast is at Barangay Calubcub II and Barangay Subukin, San Juan, Batangas — a 75,367 sqm beachfront site on the San Juan coast, at 13.7332°N, 121.4362°E on DMCI's own coordinates. Note that DMCI has not published a landmark-distance table for this property; their key-places list returns empty. Any precise drive time you are quoted did not come from the developer. It is reached by road, roughly a three-hour drive from Metro Manila depending on traffic and route.

Is Solmera Coast a condo or a condotel?

DMCI describes it as a condotel and residential development under their Leisure Residences brand. The amenity list is a hospitality one — all-day dining restaurant, specialty restaurant, beach dining area, alfresco, convention center — and 102 of the 178 available units are studios. Buy it as an investment product with a rental operation attached, and get the operator agreement, revenue split and projected occupancy in writing before you model any return. On a condotel those three documents are the investment.

How many units are available at Solmera Coast right now?

178 units across five mid-rise buildings: 66 in Asri, 42 in Bumi, 42 in Nusa, 25 in Kartika and 3 in Matahari. By type that is 102 studio, 66 two-bedroom and 10 one-bedroom.

When is turnover at Solmera Coast?

It is staged building by building, and the headline date is misleading. Matahari hands over in February 2027 but has only 3 units left. Kartika is May 2027, Bumi August 2027, Asri November 2027 and Nusa February 2028. If you want a two-bedroom you are most likely buying in Asri — 42 of the 66 available two-bedrooms are there — which means November 2027.

How much do units at Solmera Coast cost?

Studios run ₱6,621,000 to ₱10,880,000, two-bedroom units ₱12,200,000 to ₱19,255,000, and the ten one-bedroom units ₱15,285,000 to ₱15,396,000. These are DMCI list prices before promo discount. Per square metre that is roughly ₱189,000 to ₱237,000 — Metro Manila pricing on the Batangas coast, which is what beachfront in an operating resort costs.

Should I buy the 1BR or the 2BR at Solmera Coast?

The two-bedroom, almost certainly. The one-bedroom units are 69 to 70 sqm at ₱15,285,000, while the smallest two-bedroom is 63 sqm at ₱12,200,000 in Asri. You give up six square metres and gain an entire bedroom, for about ₱3M less. Unless you specifically want one very large bedroom, skip the 1BR tier — and at ten units it is barely a tier. The cheapest floor area on the whole list is a 92 sqm two-bedroom in Asri at ₱17,405,000, or ₱189,185 per sqm.

How far along is construction at Solmera Coast?

DMCI published the site at 38.78% complete as of June 2026, up from 29.22% in March 2026. Because handover is staged across five buildings, Matahari is considerably further along than that site-wide average — it is due February 2027. Ask Kris for the current monthly set and for the specific building your unit is in.

What amenities does Solmera Coast have?

An infinity pool, lap pool, leisure pool, kiddie pool, sky deck pool and roof deck pool; a beach dining area, all-day dining restaurant, specialty restaurant, alfresco and snack bar; a convention center; sky lounge, sky deck, sky promenade, pool pavilion, open lounge, activity lawn, picnic grove and gazebos; fitness gym, jogging and biking path, basketball court, children's playground, entertainment and game rooms; plus fully airconditioned units, golf carts within the property, WiFi access, a standby generator and 24-hour security — across 75,367 sqm of beachfront, the largest site of any property on this website.
