The location

M.H. Del Pilar and 10th Avenue, East Grace Park

East Grace Park is old Caloocan — the grid behind Monumento that has been dense and working since long before anyone called this an investment corridor. That matters more than a brochure line about connectivity, because it means the neighbourhood is already finished. The schools are full, the market runs, the jeepney routes are set. You are not buying into a district that still has to be built around you.

What you are actually buying is the walk. SM City Grand Central is 300 metres from the gate and LRT-1 Monumento is 420 metres — a five-minute walk to the northern terminus of the line, which means you board a train with seats on it rather than fighting your way on at Balintawak. Baliwag Transit's terminal is 740 metres away, which is the practical answer for anyone with family in Bulacan or Pampanga. Balintawak's bus terminal and the LRT-1 Balintawak station are both under two kilometres.

The schools are the other reason people buy here rather than three kilometres deeper into Quezon City. Global Reciprocal Colleges is 260 metres away. Manila Central University and Notre Dame of Greater Manila are both 830 metres. University of the East Caloocan is 1.16 km, La Consolacion College 1.36 km, Chinese General Hospital 2.9 km, and UST with its hospital sits under 4.7 km down Rizal Avenue. If you have a child at any of those, the difference between a ten-minute walk and a forty-five-minute EDSA crawl is the entire argument for this address.

Be honest about the trade. This is not a quiet address. M.H. Del Pilar is a working street, the blocks around it are low-rise commercial rather than landscaped, and traffic here is the ordinary Caloocan kind. The tower's answer is height — the recreation deck sits ten storeys up on top of the parking podium and the rest is on the roof. But if what you want is a green, low-density enclave, a DMCI community like Mulberry Place inside Acacia Estates in Taguig will suit you better than this one, and I will tell you that before you reserve rather than after.

The building & the units

One tower, 48 residential levels, 804 units to choose from

The Calinea Tower is a single high-rise on 7,472 square metres: 48 residential levels, one commercial level at the base, and ten levels of podium parking underneath the amenity deck. That podium is the reason the pools and the play court sit on the fourth floor rather than at street level — the recreation is roughly ten storeys above M.H. Del Pilar, away from the noise and the exhaust.

The architecture is DMCI's Modern Contemporary line rather than the resort-tropical look they use in the suburbs, and it carries Lumiventt — sky patios cut through the tower every few floors so air and daylight move through the corridors instead of dead-ending in a sealed hallway. In a 48-storey building on a tight urban lot that is not a marketing feature. It is the difference between a corridor that smells like a corridor and one that does not.

What is on the current list

Every available unit on the DMCI list turns over on 31 May 2028. The mix is unusually wide for a single tower:

Two things worth noticing. First, 2BR is sixty per cent of the building — this is a family tower, not an investor studio block, and the studio inventory is the scarce part of it. Second, the price per square metre runs backwards to what most buyers assume: the studios are the most expensive floor area in the building at ₱181,000–₱221,000 per sqm, while the 3BRs and lofts are the cheapest at ₱136,000–₱175,000. If your budget stretches, the bigger unit is the better buy per sqm. The studio only wins on the monthly.

Units are also listed by orientation — front facing north, rear facing south, rear facing north. The south-facing stacks take the afternoon sun and will cost you more to cool. Ask which stack a unit sits in before you reserve; it changes the electricity bill more than any finish does.

DMCI has put the recreation in two bands. The fourth-floor deck, on top of the parking podium, carries the lap pool, the kiddie pool, the children's play area, the basketball playcourt, a garden and the sky promenade that loops the whole slab. The roof carries the sky deck pool, the sky lounge and the sky patio. Ground level holds the reception lobby, the open lounge, the fitness gym and the coworking space.

The ones that earn their keep

In a tower this size, three of these will get used every week. The lap pool, because a real swimming lane at this price point in Caloocan is not common. The coworking space, because there is very little around Monumento you would take a client call in. And the entertainment and game rooms, because that is where a 48-storey building's teenagers go instead of the corridor.

The ones that are oversold — here and everywhere

The basketball court is a playcourt on a podium deck, not a full court. Treat it as somewhere for kids to shoot, not for a league. And when you read the amenity list, notice that "sky park", "pool deck", "lounge area" and "landscaped gardens" are describing parts of the same two decks — do not count them as four separate facilities. What is genuinely there is what is on the two site plans above.

Calinea is ₱1.35M cheaper at the studio entry, ₱2.56M cheaper at the 2BR entry, and turns over eighteen months earlier. One Delta Terraces buys you a West Triangle, Quezon City address and a longer runway to spread the downpayment across. If the address is the point, pay for it. If the numbers are the point, Calinea wins this one on both price and timing.

The counterpoint worth knowing: The Oriana in Quezon City starts lower still — studios from ₱5.11M — and its north tower has already reached turnover. It is a two-tower estate rather than a single building, and there are over a thousand units on its list.
