DMCI’s latest published figure is 17.54% as of March 2026, up from 12.40% in December 2025. The site photographs show sheet-pile driving, elevator-pit formworks and second-floor formworks — foundation and podium stage. Turnover is July 2028, so this is a two-year wait on a building that is barely out of the ground.

Be honest with yourself about the stage. At roughly 18% and a July 2028 turnover, this is the earliest project on this website apart from Kalea Heights. That is the trade for the price.

Location

Pasay, not Quezon City

Worth stating first because this page — and a lot of other listings — had it wrong: Anissa Heights is at P. Zamora Street, Barangay 101, San Roque District, Pasay City, at 14.5438°N, 121.0018°E. Not Bagumbayan, not Quezon City. DMCI’s own project page says Pasay, and the caption band burned into every one of their renders reads “P. Zamora St, Pasay City.”

That correction matters commercially, because the Pasay address is better than the one the page was claiming. Here is what DMCI publishes:

Seven hundred metres to the LRT-1 / MRT-3 interchange is the whole product. That single junction puts you on both of Metro Manila’s main rail lines: LRT-1 north into Manila and south to Baclaran, MRT-3 east through Makati, Ortigas and up to North EDSA. Two hospitals, a college and the Makati fringe are all inside 1.6 km. For a ₱3.16M entry price, that access is unusual.

The downside, said plainly

Pasay around P. Zamora and Taft is dense, old and busy. This is not a landscaped enclave — it is a gated tower on a 4,000 sqm plot in a working inner-city district, and the streets outside the gate are ordinary Pasay: traffic, tricycles, and the noise that comes with being 700 m from a rail interchange. Buy the access knowing what surrounds it, and go and stand on P. Zamora Street at 6pm before you reserve.

If you want the same rail-adjacent logic in a calmer district with far bigger units, look at Sage Residences in Mandaluyong (760 m from MRT Boni) or Sonora Garden Residences in Las Piñas — both cost considerably more, and both give you a two-bedroom instead of a studio.

That last row is the most lopsided number I have found on any property on this site. The one-bedroom costs ₱439,500 more than the cheapest studio and gives you 72% more floor area. Per square metre it is 34% cheaper — ₱130,909 against ₱197,531. It is also, at ₱130,909/sqm, cheaper floor area than anything at Sonora, Prisma, Erin Heights or Sage.

There is one of it. If a 27.5 sqm one-bedroom at ₱3.6M works for you, that is the unit to ask about today, and I would not expect it to be there next month.

On buying a 16 sqm studio

Said plainly, because it is the tier with 48 units in it: sixteen square metres is a room. It works as a rental asset near a rail interchange, and it works as a first purchase for someone who wants to stop renting. It does not work as a family home, and resale on the smallest cuts is the slowest in any building because the buyer pool is investors rather than occupiers. Buy it as an income instrument and it makes sense; buy it as a home and you will outgrow it.

What earns its keep

  • 700 m to the LRT/MRT interchange. The reason to buy. It will still be true in 2050 and it is what keeps a small unit tenanted.
  • ₱3,160,500 entry. The lowest price DMCI sells anywhere. For a first-time buyer or a small investor, this is the cheapest way into a DMCI building.
  • The convenience store and laundry station. On a 16–26 sqm unit with no room for a washer, the laundry station is not a nicety — it is infrastructure.
  • Pools, gym and sky promenade on 4,000 sqm. Fitting a leisure pool, kiddie pool, pool deck, gym, shooting court and a sky promenade onto a plot this size is genuinely well done.

What is oversold

  • “Quezon City.” It is Pasay. This page said otherwise until 3 September 2026, and plenty of other listings still do. Check the address on anything you are shown.
  • “34-storey.” 29 residential levels; the other five are podium parking.
  • “Resort-style living” on 4,000 sqm. The smallest site on this website. The amenities are a podium deck, not grounds.
  • The unit sizes, if nobody has said it to you straight. Sixteen square metres is the size of a large bedroom. See one in person, or at minimum tape it out on your floor at home.
  • Turnover. July 2028, at 17.54% built in March 2026. Two years of waiting on a ₱3.16M unit is a long time to carry a downpayment.

Buy here if

  • ₱3.16M is your ceiling and you want a DMCI building. This is the only door at that price, anywhere in their line-up.
  • You are buying a rental unit near rail. Small units 700 m from the LRT/MRT interchange let themselves to students, nurses and young professionals.
  • You want the 27.5 sqm one-bedroom. ₱3.6M at ₱130,909 per sqm is the best value on this list by a wide margin — and there is one of it.

Look elsewhere if

  • You need space. 16 to 27.5 sqm. If you want a two-bedroom, Sonora gives you 56 sqm at ₱7,007,000.
  • You need it soon. July 2028, at 17.54% in March 2026. An RFO unit is the right instrument if you want keys this year.
  • You want appreciation from the building rather than the location. Micro-units are the slowest-appreciating and slowest-reselling tier in any tower.

The verdict. Anissa is ₱1.76M cheaper to enter than anything else DMCI sells, and it buys you the best rail access on this list — 700 m to the LRT-1 / MRT-3 interchange. What you give up is space and time: 16 square metres, and a July 2028 turnover on a building that was 17.5% complete in March 2026. If you want the cheapest way into a DMCI property and you are buying it to let, that trade is defensible. If you can reach ₱4.9M, Prisma or Sonora give you a real one-bedroom you can move into now instead of a room you wait two years for. And whatever else: ask about the single 27.5 sqm one-bedroom at ₱3,600,000. At ₱130,909 per square metre it is the best-value unit on this page by a distance, and there is exactly one left.
