Anissa Heights sits on P. Zamora Street in Barangay 101, San Roque District, Pasay City — about 700 metres from the LRT-1 EDSA / MRT-3 Taft Avenue interchange, and inside two kilometres of San Juan De Dios Hospital, Blue Bay Walk, Baclaran and the Makati fringe.

Anissa Heights pairs DMCI's signature resort-style living with a walk-to-rail Pasay address at the lowest entry price DMCI sells anywhere. Reserve through an accredited agent and get the full price list, sample computations, and flexible payment options.
Lifestyle
Two of DMCI’s file names disagree with the captions baked into their own images: what they call “Roof Deck” is captioned Sky Promenade, and “Lounge Area” is Reception Lounge. Named below for what is in the frame. Incidentally, every one of these bands reads “P. Zamora St, Pasay City” — DMCI’s own confirmation of where this building actually is.

Transparency
DMCI’s latest published figure is 17.54% as of March 2026, up from 12.40% in December 2025. The site photographs show sheet-pile driving, elevator-pit formworks and second-floor formworks — foundation and podium stage. Turnover is July 2028, so this is a two-year wait on a building that is barely out of the ground.
Be honest with yourself about the stage. At roughly 18% and a July 2028 turnover, this is the earliest project on this website apart from Kalea Heights. That is the trade for the price.
Location
Worth stating first because this page — and a lot of other listings — had it wrong: Anissa Heights is at P. Zamora Street, Barangay 101, San Roque District, Pasay City, at 14.5438°N, 121.0018°E. Not Bagumbayan, not Quezon City. DMCI’s own project page says Pasay, and the caption band burned into every one of their renders reads “P. Zamora St, Pasay City.”
That correction matters commercially, because the Pasay address is better than the one the page was claiming. Here is what DMCI publishes:

Seven hundred metres to the LRT-1 / MRT-3 interchange is the whole product. That single junction puts you on both of Metro Manila’s main rail lines: LRT-1 north into Manila and south to Baclaran, MRT-3 east through Makati, Ortigas and up to North EDSA. Two hospitals, a college and the Makati fringe are all inside 1.6 km. For a ₱3.16M entry price, that access is unusual.
Pasay around P. Zamora and Taft is dense, old and busy. This is not a landscaped enclave — it is a gated tower on a 4,000 sqm plot in a working inner-city district, and the streets outside the gate are ordinary Pasay: traffic, tricycles, and the noise that comes with being 700 m from a rail interchange. Buy the access knowing what surrounds it, and go and stand on P. Zamora Street at 6pm before you reserve.
If you want the same rail-adjacent logic in a calmer district with far bigger units, look at Sage Residences in Mandaluyong (760 m from MRT Boni) or Sonora Garden Residences in Las Piñas — both cost considerably more, and both give you a two-bedroom instead of a studio.
The Building & The Unit Mix
One tower: 29 residential levels over five podium parking levels on a 4,000 sqm site, in DMCI’s Modern Contemporary line with Lumiventt® sky patios. (Some listings say “34 storeys” — that is the 29 residential levels plus the five parking levels added together.)
| Unit | Area | Price | ₱ per sqm |
|---|---|---|---|
| Entry studio | 16 sqm | ₱3,160,500 | ₱197,531 |
| Studio median | — | — | ₱185,571 |
| The single 1BR | 27.5 sqm | ₱3,600,000 | ₱130,909 |
That last row is the most lopsided number I have found on any property on this site. The one-bedroom costs ₱439,500 more than the cheapest studio and gives you 72% more floor area. Per square metre it is 34% cheaper — ₱130,909 against ₱197,531. It is also, at ₱130,909/sqm, cheaper floor area than anything at Sonora, Prisma, Erin Heights or Sage.
There is one of it. If a 27.5 sqm one-bedroom at ₱3.6M works for you, that is the unit to ask about today, and I would not expect it to be there next month.
Said plainly, because it is the tier with 48 units in it: sixteen square metres is a room. It works as a rental asset near a rail interchange, and it works as a first purchase for someone who wants to stop renting. It does not work as a family home, and resale on the smallest cuts is the slowest in any building because the buyer pool is investors rather than occupiers. Buy it as an income instrument and it makes sense; buy it as a home and you will outgrow it.

Straight Talk
| Property | Where | Entry price | Entry unit | Status |
|---|---|---|---|---|
| Anissa Heights | P. Zamora St., Pasay City | ₱3,160,500 | 16 sqm studio | 17.5% built · Jul 2028 |
| Prisma Residences | Bagong Ilog, Pasig | ₱4,921,000 | 28 sqm 1BR | Ready for occupancy |
| Sonora Garden Residences | Talon Tres, Las Piñas | ₱4,942,000 | 28 sqm 1BR | Ready for occupancy |
| The Erin Heights | Matandang Balara, QC | ₱5,391,000 | 28.5 sqm studio | 66% built · Oct 2027 |
The verdict. Anissa is ₱1.76M cheaper to enter than anything else DMCI sells, and it buys you the best rail access on this list — 700 m to the LRT-1 / MRT-3 interchange. What you give up is space and time: 16 square metres, and a July 2028 turnover on a building that was 17.5% complete in March 2026. If you want the cheapest way into a DMCI property and you are buying it to let, that trade is defensible. If you can reach ₱4.9M, Prisma or Sonora give you a real one-bedroom you can move into now instead of a room you wait two years for. And whatever else: ask about the single 27.5 sqm one-bedroom at ₱3,600,000. At ₱130,909 per square metre it is the best-value unit on this page by a distance, and there is exactly one left.

Frequently Asked Questions
Anissa Heights is at P. Zamora Street, Barangay 101, San Roque District, Pasay City — not Quezon City, as some listings still say. DMCI's own coordinates put it at 14.5438°N, 121.0018°E, about 700 metres from the LRT-1 EDSA / MRT-3 Taft Avenue interchange. Also within two kilometres: San Juan De Dios Hospital (1.07 km), Blue Bay Walk (1.43 km), Manila Adventist Medical Center (1.51 km), Don Bosco Makati (1.53 km), Baclaran Shrine (1.56 km) and MRT-3 Magallanes (1.92 km).
49 — 48 studios and a single one-bedroom, all in the one tower. The studios run 16 to 26 sqm; sixteen of them are the smallest 16 sqm cut.
Studios run ₱3,160,500 to ₱3,569,600 and the single remaining one-bedroom is ₱3,600,000. That ₱3,160,500 entry is the lowest price DMCI sells at any property, anywhere. These are list prices before promo discount; closing fees and parking are separate.
The single 27.5 sqm one-bedroom at ₱3,600,000, and it is not close. It costs ₱439,500 more than the cheapest 16 sqm studio and gives you 72% more floor area — ₱130,909 per square metre against ₱197,531, so 34% cheaper per sqm. At ₱130,909/sqm it is also cheaper floor area than anything currently selling at Sonora, Prisma, The Erin Heights or Sage. There is exactly one of it left.
Studio and 1BR only. Studios are 16 to 26 sqm and the one remaining one-bedroom is 27.5 sqm. These are compact, investor-oriented cuts — sixteen square metres is roughly the size of a large bedroom, so see one in person before committing.
Turnover is July 2028. DMCI published the site at 17.54% complete as of March 2026, up from 12.40% in December 2025 — foundation and podium stage, with sheet-pile driving and second-floor formworks in the latest photographs. This is one of the earliest-stage projects on this site, so it is a genuine two-year wait.
29 residential levels over five podium parking levels, on a 4,000 sqm site — the smallest site of any property featured here. Listings describing it as “34 storeys” are adding the parking levels to the residential ones.
A leisure pool, kiddie pool and pool deck, sky lounge, sky promenade, Lumiventt sky patios, landscaped gardens, shooting court, children's playground, fitness gym, jogging and biking path, entertainment room, grill pits, reception lobby and lounge, drop-off area, convenience store, laundry station, water station, 24-hour security and a standby generator. On a 4,000 sqm plot that is a well-packed podium — but it is a podium deck, not grounds.
