The practical case is the junction itself. Quezon Avenue and West Avenue meet here, which puts EDSA, the North Luzon corridor and the whole spine of Quezon City within one turn. MRT-3 Quezon Avenue station is on that spine, and LRT-2 Araneta Center–Cubao is 3.08 km east. Crossings Department Store is 270 metres away, Il Terrazzo 940 metres, Eton Centris 1.5 km, TriNoma 1.81 km and SM City North EDSA 2.12 km.

What makes this address unusual is the medical and media cluster around it. Capitol Medical Center is 600 metres from the door. The honest trade. Quezon Avenue is a major artery and it behaves like one — this is a loud, busy, fully built-out corner, and the lower floors will know it. There is no quiet enclave here and DMCI is not pretending otherwise; the amenities are all put up on the roof for exactly that reason. If you want green and low-density in Quezon City, look at The Erin Heights 3 km north instead — and it is cheaper.

The building & the units

A single tower, 399 units still open

One Delta Terraces is one high-rise on the West Avenue corner, in DMCI's Asian Contemporary line — the restrained, timber-and-stone palette with open-air corridors and landscaped walkways rather than the tropical-resort look they use in the suburbs. It carries Lumiventt sky patios, the vertical cuts through the tower that keep air and daylight moving through the corridors.

Parking is six basement levels plus four podium levels. DMCI puts the resort amenities at nearly 6,000 square metres, and the headline ones — the sky deck pool, the roof deck, the sky promenade — are all at the crown of the building rather than at street level. On a corner this busy that is the right call, and it is most of what you are paying the premium for.

What is on the current list

Every available unit turns over 30 November 2029. Three unit types, no 1BR:

Read the price per square metre before you read the price. Studios here run ₱237,000 to ₱276,000 per sqm; the 2BRs run ₱203,000 to ₱258,000 and the 3BRs ₱203,000 to ₱235,000. As at most DMCI towers the small unit is the expensive floor area — but the gap here is wider than usual. If you are choosing between a 37 sqm studio at ₱10.21M and a 50 sqm 2BR at ₱11.26M, the 2BR is 13 sqm bigger for ₱1.05M more and cheaper per sqm. Unless you specifically need the lower monthly, take the 2BR.

Units are listed by orientation: front facing northwest or southwest, rear facing northeast or southeast. The southwest-facing front stacks take the full afternoon sun off Quezon Avenue and will be the most expensive to cool; the northeast rear stacks are the quietest side of the building. Ask which stack a unit sits in before you reserve.

Only 36 three-bedroom units exist on the current list against 272 two-bedrooms. If a 3BR is what you want here, that is the line that closes first.

What actually matters here

The sky deck pool and roof deck are the reason to pay this building's premium — a rooftop pool over the Quezon Avenue skyline is not something the competing towers on this stretch offer. The fitness gym with a view and the pool water slides are the two amenities buyers here mention unprompted. And the jogging and biking path matters more than it sounds: there is nowhere safe to run outside on Quezon Avenue.

What to discount

"Convenience store", "laundry station" and "water station" are provisions for future concession space, not services DMCI operates. "Entertainment room", "game area" and "lounge area" are rooms on the amenity level, not separate floors. And every one of these images is an architect's perspective for a building that was 9.29% built in July 2026 — you are buying a plan, not a place you can walk through. That is normal at this stage; just price it that way.
