I built a full presentation for Mulberry Place Phase 2 — project details, every amenity, the four buildings, the live inventory, and complete computations on the three best-value units. It also answers the question most buyers never think to ask: which square meter here is actually the cheapest? The answer is not the unit you'd expect.

Seven 3-bedroom units are open at Shantung across three sizes — 85, 101.5 and 118 sqm, all turning over June 2027. Ranked by price per square meter they come out almost backwards from what you'd expect, and the step from 101.5 to 118 sqm is the cheapest space in the building at ₱153,758 per sqm. The article shows the arithmetic, explains why it happens, and prints every peso of the 12% downpayment over 32 months.

Set in Acacia Estates on a 36,474 sqm site — DMCI’s published figure — Mulberry Place channels an Asian-Tropical theme with Vietnamese-inspired architecture, wrapped in lush landscaping, lap pools and resort amenities. DMCI lists six buildings here: the ready-for-occupancy Bengaline, Cochine, Dui and Marcelline, plus Paisley (turnover October 2026) and Shantung (June 2027). Two more — Taffeta and Zephyr — are sold under DMCI’s separate Mulberry Place 2 project and hold 316 of the 464 units on the current list; DMCI has not published a project page for them yet, so everything below about those two comes from the price list and memo PD-26-07-039.
Spacious 2BR, 3BR and 4BR homes only — there is no studio and no 1-bedroom at Mulberry Place. It is built for growing families who want floor area, greenery and BGC within reach.

Within master-planned Acacia Estates, Taguig — a supermarket 140 metres from the gate, Taguig City Hall under a kilometre, and BGC’s schools and hospitals inside four.
Every distance here is DMCI’s own published figure for this address. An earlier version of this page put St. Luke’s BGC at 9 km and NAIA 3 at 10.5 km — both roughly double the real distance — and listed Vista Mall and Bonifacio High Street, which DMCI does not publish for Mulberry Place.

Taffeta is the cheaper monthly, but not the cheaper home. It costs ₱201,000 more in total price, and the monthly only drops because the downpayment stretches over 50 months instead of 32 — which it can, because turnover is fourteen months later. Monthly figures are a 12% downpayment over the stated term before any promo discount; final figures are confirmed at reservation.
So the trade is cash flow against time. If you are moving in and want to stop paying rent, Shantung hands you the keys in June 2027. If you would rather protect the monthly and can wait until August 2028, Taffeta does that. There are only four Shantung units left at this size against twenty-nine at Taffeta.
Anything larger than 85 sqm is a Shantung decision — Taffeta has no 3 Bedroom above 85 sqm and no 4 Bedroom at all. Shantung's larger layouts: 101.5 sqm 3BR at ₱57,356/mo, 118 sqm 3BR at ₱66,493/mo, and 152 sqm 4BR at ₱91,459/mo, all turning over June 2027.

Compute a unit at Mulberry Place →Building by building
“Mulberry Place” on a price list is really five separate decisions. The buildings do not share a turnover date, a price per square metre, or even a project name — Taffeta and Zephyr belong to DMCI’s Mulberry Place 2. Here is the whole estate as the September 2026 availability list actually has it.

Two things fall out of that table immediately. Paisley turns over in October 2026 — the nearest turnover date on any DMCI property I sell — but there are only five units left in it, all 115 sqm and above. And of DMCI’s four ready-for-occupancy buildings, exactly one unit is still open: the Dui 2-bedroom. If you came here to move in this year, that is the entire menu.
Reading the price list
The single ready-for-occupancy unit at Mulberry Place is a 57.5 sqm 2-bedroom in Dui at ₱10,022,000 — ₱174,296 per sqm. Zephyr sells the identical 57.5 sqm layout from ₱8,728,000, or ₱151,791 per sqm.
Same floor area, same estate. ₱1,294,000 more — a 14.8% premium per square metre — and all it buys is the keys now instead of October 2028. That may be worth it to you. It is a rent-versus-premium calculation, not a bargain, and nobody at a showroom will frame it that way.
Across all 464 units the cheapest square metre is a 73 sqm 2-bedroom at Taffeta, ₱10,323,000 = ₱141,411 per sqm. The 2-bedroom ladder runs almost perfectly downhill — the bigger the cut, the cheaper the floor area:

The exception is the 60 sqm Zephyr. It is the only rung that goes backwards: 2.5 sqm more than the 57.5 costs 3.9% more per square metre. Four units, and I would not buy one of them — the 64.5 sqm Shantung is ₱80,000 cheaper in total price for 4.5 sqm more space.
Every unit is listed as front or rear facing. Unlike most DMCI projects, Mulberry prices the difference: at Taffeta, north-facing front units average ₱158,061 per sqm against ₱151,970 for south-facing rear — a real 4.0% premium. Shantung charges 2.0%, Zephyr 2.5%.
Zephyr is the one to watch. Its cheaper rear units face east, its dearer front units face west — and in Metro Manila a west-facing wall takes the full afternoon heat. You are paying a 2.5% premium for the harder aspect. At Taffeta and Shantung the cheaper rear units face south, which is the calmer side too. In every building here, the value pick and the comfortable pick are the same unit.
The 2-bedroom median is ₱153,339 per sqm and the 3-bedroom is ₱152,129 — effectively the same money for the space. The 4-bedroom breaks the pattern at ₱164,132, a 7% premium over both. Six of them exist: two at Paisley, four at Shantung including the penthouse. They are the only four-bedroom units DMCI has left anywhere on this website, which is the argument for them — it is scarcity, not value.
The estate
Mulberry Place has been delivering since 2018, so most of what you see below is a finished amenity rather than a render. The clubhouse, the pools, the atriums and the entrance gate exist and are in use. The towers in the aerial photographs are the ones still under construction.












DMCI publishes a site-progress log on their Mulberry Place page, and its most recent entries are labelled Building 1 — Paisley. That log reads 39.31% in April 2026, 41.48% in May, 42.71% in June and 45.10% in July 2026. The price list carries every Paisley unit at an October 2026 turnover.
Those two numbers do not obviously reconcile, and I am not going to pretend they do. It may be that the log tracks a different building in the phase, or that fit-out is counted separately. Either way: if a turnover date is what you are buying, get it confirmed in writing on your specific unit before you reserve. That is free to ask for and I will ask for it with you.

The verdict. Mulberry Place is mid-priced for DMCI — ₱153,343 per sqm sits below Allegra and well below Valeron, and above The Oriana. What you are actually buying is size: this is one of the few DMCI addresses where a family can get 73 sqm for under ₱10.4M or 152 sqm at all. The trade is that the entry price is high because there is no small unit to enter on, and almost nothing is ready.
The neighbour worth knowing about is Alder Residences, in the same Acacia Estates masterplan: ready to move into, 5.4% cheaper per square metre, and ₱9,294,000 to start. It is down to fifteen units and they are all two-bedrooms, so it does not solve a four-bedroom problem — but if “Acacia Estates, and soon” is the brief, look there first.
My advice at Mulberry is narrow: buy the 73 sqm Taffeta 2-bedroom or the 85 sqm Shantung 3-bedroom, take the rear-facing unit, and skip the 60 sqm Zephyr and the Dui. If the four-bedroom is what you came for, there are six left in the country and four of them are here.
