From reservation to turnover — a clear, step-by-step walkthrough of the entire DMCI Homes purchase process, so you can buy with total confidence.
Every DMCI Homes purchase follows the same clear path. Here's exactly what happens at each stage.
Pick your unit, then secure it with a reservation fee and a signed Reservation Agreement. This locks in your unit and its price — and the fee is credited toward your downpayment.
Within the first week, submit your Client Registration Form, signed Computation Sheet, TIN (or BIR Form 1904), a valid government ID, and proof of billing. Kris prepares and checks everything for you.
Select cash, in-house financing, or bank financing. You'll prepare post-dated checks covering your downpayment period (and the first years of amortization for in-house terms).
DMCI releases your Contract to Sell (CTS) or Deed of Absolute Sale (DOAS). You're given 15 days to review and sign. For bank financing, your Notice of Approval is issued at this stage.
Once cleared, the Turnover Group schedules your unit acceptance. You inspect the unit, complete any punch-list items, settle turnover fees, and receive your keys. Welcome home!
DMCI Homes offers flexible terms to fit your budget and timeline. Kris will help you choose the smartest option for your goals.
Bank financing adds employment or business documents — Kris provides a tailored checklist based on your profile (employed, self-employed, OFW, etc.).
For reservations from July 2008 onward, miscellaneous expenses are already built into your schedule of payment — no surprise lump sum.
DMCI Homes is accredited with 16+ leading banks, so you can shop for the best rate and terms. Apply roughly four months before your financing due date, and once approved, your loan is released within 5–7 working days of the Letter of Guaranty.
Under Republic Act 6552 (the Maceda Law), buyers who have paid at least two years of installments are entitled to a refund of a portion of payments made if their account is cancelled. It's a key legal safeguard for Filipino property buyers — and Kris will always make sure you understand your rights.
Every DMCI Homes unit comes with a two-year warranty on workmanship from the date of acceptance. Combined with DMCI's in-house property management, your investment is well cared for long after move-in.
The reservation fee secures your chosen unit and locks in its price. It's later credited toward your downpayment. The exact amount varies per project — message Kris for the current figure on your target property.
Yes. Under Philippine law, foreign nationals may own condominium units as long as total foreign ownership in the building does not exceed 40%. Kris can guide international and OFW buyers through the remittance and documentation process.
The Maceda Law (RA 6552) protects buyers who have paid at least two years of installments, entitling them to a refund of a portion of payments. There are also loan restructuring options — extending your term, recapitalization, or switching financing schemes.
Title transfer takes approximately one year after full payment of the total contract price and miscellaneous expenses. You'll receive your notarized DOAS, tax declaration, and Condominium Certificate of Title (CCT).
