Read the international schools again. The British School Manila at 1.47 km, UP BGC at 1.49 km and International School Manila at 1.66 km — plus Manila Japanese School at 1.29 km. Families who need those schools normally pay BGC or McKinley prices to be near them. Here the entry unit is ₱4,921,000. That gap is the single strongest argument on this page, and it is why the rental demand at Prisma skews to expat and diplomatic-adjacent families on school-year leases.

A hospital 190 metres away does the same job for a different tenant: Rizal Medical Center is a DOH regional hospital, and medical staff want to live within walking distance of a night shift.

The downside, said plainly

C5 is the access and C5 is the problem. It is one of Metro Manila’s heaviest truck routes, and Pasig Boulevard feeds directly onto it — excellent for getting to BGC, Makati and Ortigas by car, genuinely noisy and congested at peak. There is no rail within walking distance; the nearest MRT is a ride away, so this is a car-and-Grab address despite being surrounded by destinations.

Bagong Ilog itself is a working inner-city barangay, not a manicured enclave: the development is gated and landscaped, and the streets outside it are ordinary Pasig. If you want a walk-to-rail address, Sage Residences in Mandaluyong is 760 m from MRT Boni. If you want to be inside BGC rather than looking at it, this is not that — and nothing DMCI sells at ₱4.92M is.

The Towers & The Unit Mix

Three towers, all of them finished

A correction worth making, because this page carried the error for a long time and so do plenty of listings: Prisma is not “twin towers.” It is three, and the third one holds more than half the available stock.

Astra has been lived in for four years, Celeste for three, Kiran for one to two. That matters when you inspect: go and look at Astra’s common areas before you buy anywhere in the development. A four-year-old DMCI building tells you exactly how the property management maintains the place, and that is information no pre-selling buyer anywhere else on this site can get.

All three are the only remaining 3BR units in the development — three of them, all in Astra, all 83.5 sqm.

Look at the 1BR range: ₱149,750 to ₱197,464 per square metre. That is a 32% spread inside a single unit type — far wider than anything at Sage or Erin Heights, and it exists because these units are priced tower by tower and floor by floor across three buildings that turned over three years apart. There are genuine bargains inside that spread and genuine overpays, and the only way to tell them apart is to run the per-sqm number on the specific unit. Ask Kris for that calculation before you reserve anything here — it matters more at Prisma than at any other property on this site.

The best-value square metre on the current list is a 66.5 sqm two-bedroom in Kiran at ₱8,357,000 — ₱125,669 per sqm. The worst is a 28 sqm one-bedroom at ₱197,464 per sqm. Same development, same month, a 57% difference in what a square metre costs you.

What four years of use actually tells you

What earns its keep

  • It exists. The pools in those photographs hold water today. On a pre-selling purchase you are buying a rendering and a completion schedule; here you are buying a unit you can stand inside this week.
  • The school catchment. British School Manila, International School Manila, UP BGC and Manila Japanese School all inside 1.7 km, at a Pasig entry price. That is the tenant base, and it renews every school year.
  • Rizal Medical Center at 190 m. A second, completely independent tenant pool — medical staff who want to walk to a shift.
  • Three towers of shared amenity on 20,380 sqm. Lap pool, lounge pool, kiddie pool, gym, function hall, basketball court, jogging path, convenience store. Two hectares is generous for an inner-city Metro Manila site.
  • DMCI delivered it on time. All three towers, 2022 through 2025. That is a verifiable track record rather than a promise, and it is the reason to trust their pre-selling projects.

What is oversold — and what to check

  • “Twin towers.” There are three. Kiran alone holds 113 of the 215 available units. Any listing still saying twin is working from stale copy.
  • The 1BR pricing. A 32% per-sqm spread inside one unit type is not a bargain signal on its own — it means some of these are priced well and some are not. Run the number.
  • C5 and the noise. The access that makes this address work is also a truck route. Inspect a unit on the C5 side and one on the quiet side before choosing.
  • Resale competition. In a development where 215 developer units are still available and residents have been reselling since 2022, you are not the only seller when you exit. Check what comparable resale units are listed at before you model an appreciation figure.
  • The amenity list is older than the newest DMCI ones. No coworking space, no parcel storage — the features that recent buildings like Sage and The Erin Heights include as standard.

Who this is for — and who it isn’t

Buy here if

  • You need to move in now. This is the whole point. No 2027, no 2029 — keys in weeks, not years.
  • You want rental income immediately. A finished unit in a school-and-hospital catchment can be earning inside a month. Nothing pre-selling can do that.
  • You want to see exactly what you are buying. The actual unit, the actual view, the actual lift lobby, the actual neighbours, and four years of evidence about how the place is maintained.
  • You are an OFW buying remotely. Ask for a video walkthrough of the specific unit. On a finished building that is a real inspection, not a marketing film.

Look elsewhere if

  • You want the lowest possible entry price on a long horizon. Pre-selling is cheaper per peso because you are paid for waiting. Kalea Heights starts at ₱5.73M for a 2029 turnover; if you can wait, that is the better arithmetic.
  • You want a brand-new building nobody has lived in. These have residents, wear and a functioning homeowners’ association.
  • You want to walk to rail. There is none within walking distance.
  • You want a 3BR and you are not ready today. There are three left in the whole development.

The verdict. Prisma is the cheapest entry price of the four and the only one you can move into — that combination does not usually exist, and it exists here because the developer is clearing the last 215 units of a finished project. If you need a home or a tenant this year, stop comparing it to pre-selling; they are different products. The unit to ask for is a two-bedroom in Kiran — the 66.5 sqm at ₱8,357,000 works out to ₱125,669 per sqm, the cheapest floor area anywhere in the development and cheaper per square metre than any 2BR at Sage or Erin Heights. And whatever you look at here, get the per-sqm number on that specific unit first: the 1BR tier alone spans ₱149,750 to ₱197,464, and the difference between the good end and the bad end is roughly a million pesos of value.

Three ways into the same unit at Prisma Residences. The 5% low spot downpayment is the lightest entry cost of the year — and it hands the bank ₱287,160 more to carry, which at an indicative 8.5% over 20 years works out to about ₱2,492 more every month, or roughly ₱598,089 more paid over the term. Home Advance keeps the smaller loan, carries the lightest monthly downpayment of the three, and is the only one that gets you into the unit before the bank releases anything.

Do I own the unit from Day 1 under Home Advance at Prisma Residences, or am I just renting it?

You are the buyer from Day 1. Home Advance at Prisma Residences is not a rent-first arrangement — you reserve and sign a Contract to Sell on that specific unit before any occupancy begins, and every peso of your downpayment is equity in that purchase. The unit leaves the market the day you reserve and your price is locked at your contract price. There is no later conversion step and no separate approval needed to make you an owner, because you already are one; the only approval remaining is the bank loan on the balance, which every buyer on every payment term goes through. The Home Advance lease covers occupancy of a unit you have already bought while the balance is processed for bank drawdown, and that lease payment is not credited to the purchase — your ownership runs on the downpayment, in parallel.
