Sage sits at 14.5802°N, 121.0465°E, in Barangay Mauway — the pocket of Mandaluyong bounded by Shaw, Boni and Pioneer. What follows is DMCI’s own published distance list, and it is the most compact one of any property on this site.

Read the top of that table again. Two MRT stations, five malls, two hospitals and three schools inside two kilometres, with the nearest station a genuine walk rather than a tricycle ride. In a city where the commute is the single largest tax on your life, that is the product. It also puts Ortigas Center, Greenhills, Makati and BGC all within one ride.

The downside, said plainly

You are paying for that address and the price list says so. The small units here run ₱210,000 to ₱253,000 per square metre — the most expensive floor area of any property in this queue, and roughly 10–20% above what the same cut costs at The Erin Heights in Quezon City. Mauway itself is an old, dense inner barangay: the walk to Boni is real, and it is not a landscaped one.

And 5,995 sqm is a tower plot. If you want ground-level open space, this is not it — Kalea Heights has 3.6 hectares of it. Sage gives you the sky deck, the roof deck and the sky lounge, and the city does the rest.

The Building & The Unit Mix

49 levels, and one odd price list

One tower: 49 residential levels over eight basement parking levels. The availability list runs from the 2nd floor upward, skipping the 13th. Lumiventt® sky patios and single-loaded corridors, as with every DMCI high-rise — and on a plot this tight, cross-ventilation is doing more work than usual.

The unit mix, as it stands today

The thing to know before you pick a studio or a 1BR

Look at those first two rows side by side. The studio runs 31–33.5 sqm; the one-bedroom runs 30–32 sqm. At Sage the studio is bigger than the 1BR, and it costs less per square metre — a median of ₱227,456/sqm against ₱234,967. The 1BR is not more space. It is the same space with a wall in it, at a 3% premium.

That wall may be exactly what you want — it is the difference between letting a unit to a couple and letting it to one person, and it matters for resale. But go in knowing you are buying a partition, not floor area. Ask to see both floor plans at the same scale before you choose.

The gap between the small units and the 2BR here is the widest in the queue: ₱234,967 against ₱166,534 per sqm. The cheapest 2BR is 48 sqm at ₱8,315,000 — only ₱1.67M more than the cheapest studio, for 55% more floor area and a second bedroom. If you can reach the 2BR, reach.

And the single best-value square metre in the building is an 84 sqm 2BR at ₱11,919,000 — ₱141,893 per sqm, in the rear southeast stack.

Orientation: four aspects, and they are priced

Unusually, Sage splits four ways rather than two: 102 rear units facing northeast, 77 front facing southwest, 76 front facing northwest and 67 rear facing southeast. On the two-bedroom, median price per sqm runs ₱171,385 southwest, ₱167,017 northwest, ₱166,093 northeast, ₱162,565 southeast — about 5.4% between the dearest and the cheapest aspect.

The southwest front is the premium: it faces the Makati skyline and takes the sunset. The southeast rear is the value: it faces away from the afternoon sun, which in a Mandaluyong tower is a real comfort advantage, and it is where the cheapest floor area sits. If you are buying to let, the southeast rear is the better yield on cost.

Which of those you will actually use

What earns its keep

  • The address, and it is not close. 760 m to MRT Boni and 980 m to Megamall is worth more than every amenity on the list combined, and it is the thing that will still be true in 2045.
  • The sky deck pool and sky lounge. On a 49-storey tower ringed by the Ortigas skyline these have a genuine view, and the renders do not have to lie about it.
  • Coworking space and WiFi access. Mandaluyong is a BPO and head-office belt. This is the amenity that gets used at 9am on a Tuesday.
  • Parcel storage. Sounds trivial; it is the most quietly useful feature DMCI has added to recent buildings. Anyone who has chased a courier in a 49-storey tower knows why.
  • Convenience store and laundry station. On a tight urban site with no parking overflow, the things you can do without leaving the building are the things you will use.

What is oversold

  • “Resort-inspired living” on 5,995 sqm. That is the entire property. Every green thing in the renders is a planter, a podium deck or a roof garden. This is a city tower and it is a good one — just do not buy it expecting grounds.
  • The amenity count. Game area, entertainment room, gazebo, shooting court — booking-sheet facilities. Realistically it is the pools, the gym, the coworking space, the store and the roof deck.
  • Two of DMCI’s own file names. Their “Pool Deck” image is captioned Roof Deck and their “Picnic Grove” is captioned Picnic Area. Small, but if a listing quotes you a “picnic grove” they are reading a URL, not the plan.
  • “Sky Patio” as an amenity. It is Lumiventt ventilation architecture doing a job — and doing it well on a plot this tight — not a facility you book.

Buy here if

  • You want to stop driving. Two MRT stations, five malls and two hospitals inside two kilometres. If your life is Ortigas, Makati or BGC, this address removes hours from your week.
  • You are letting to professionals. Mandaluyong’s tenant pool is BPO and head-office staff who choose on commute first and finish second. A walk to Boni lets itself.
  • You want the 2BR. At ₱8,315,000 for 48 sqm this is the sensible unit here, and at 191 available you still get to choose floor and aspect.

Look elsewhere if

  • Price per square metre is your metric. The small cuts here are ₱210k–₱253k/sqm — the dearest floor area in the current DMCI line-up. The Erin Heights is materially cheaper per sqm for a similar cut.
  • You want space or greenery. 5,995 sqm, no grounds. Kalea Heights is the opposite trade.
  • You want a 3BR. There are seven left, six of them the same 78 sqm layout. If that is your requirement, decide quickly or look elsewhere.

The verdict. Sage is the most expensive floor area of the four and the best-located by a distance — those two facts are the same fact. You are not overpaying; you are buying 760 metres to a train, and in Metro Manila that is a permanent asset. But buy the 2BR, not the studio or the 1BR: ₱8,315,000 for 48 sqm is only ₱1.67M above the entry studio and gives you 55% more space and a second bedroom, at ₱166,534 per sqm instead of ₱227,000.
