Sage Residences stands at Domingo M. Guevara corner Sinag Streets, Barangay Mauway, Mandaluyong City — one tower of 49 residential levels over eight basement parking levels on a 5,995 sqm site, in DMCI's Modern Tropical line with Lumiventt® sky patios cutting through the facade.
The number that decides this purchase is not a price. It is 760 metres to MRT Boni Avenue Station, and under a kilometre to SM Megamall, EDSA Shangri-La and Greenfield District. Almost nothing else DMCI sells sits this close to rail. That is what you are paying for, and it is why the small units here carry the highest price per square metre in this queue.
DMCI published the building at 42.22% complete as of July 2026, with turnover on 29 February 2028. The structure is up and netted; the tower is visible from EDSA.

Lifestyle
These are DMCI’s own images with the captions they baked into them — which is worth saying, because two of the file names on their site do not match what the picture actually shows. The one labelled “Pool Deck” is captioned Roof Deck; “Picnic Grove” is captioned Picnic Area. They are named here for what is in the frame.

Transparency
DMCI publishes a monthly completion figure. As of July 2026 Sage stood at 42.22%, up from 33.71% in February 2026 — a little over a point and a half a month. At that pace a 29 February 2028 turnover is a credible date rather than an aspiration. These are DMCI’s site photographs.
Ask Kris for the newest monthly set — DMCI releases one every month, and it is the single best evidence of whether a pre-selling purchase is on track.

Read the top of that table again. Two MRT stations, five malls, two hospitals and three schools inside two kilometres, with the nearest station a genuine walk rather than a tricycle ride. In a city where the commute is the single largest tax on your life, that is the product. It also puts Ortigas Center, Greenhills, Makati and BGC all within one ride.
You are paying for that address and the price list says so. The small units here run ₱210,000 to ₱253,000 per square metre — the most expensive floor area of any property in this queue, and roughly 10–20% above what the same cut costs at The Erin Heights in Quezon City. Mauway itself is an old, dense inner barangay: the walk to Boni is real, and it is not a landscaped one.
And 5,995 sqm is a tower plot. If you want ground-level open space, this is not it — Kalea Heights has 3.6 hectares of it. Sage gives you the sky deck, the roof deck and the sky lounge, and the city does the rest.
The Building & The Unit Mix
One tower: 49 residential levels over eight basement parking levels. The availability list runs from the 2nd floor upward, skipping the 13th. Lumiventt® sky patios and single-loaded corridors, as with every DMCI high-rise — and on a plot this tight, cross-ventilation is doing more work than usual.
Look at those first two rows side by side. The studio runs 31–33.5 sqm; the one-bedroom runs 30–32 sqm. At Sage the studio is bigger than the 1BR, and it costs less per square metre — a median of ₱227,456/sqm against ₱234,967. The 1BR is not more space. It is the same space with a wall in it, at a 3% premium.
That wall may be exactly what you want — it is the difference between letting a unit to a couple and letting it to one person, and it matters for resale. But go in knowing you are buying a partition, not floor area. Ask to see both floor plans at the same scale before you choose.
| Unit type | Median ₱/sqm | Range | Read |
|---|---|---|---|
| 1BR | ₱234,967 | ₱221,467 – ₱252,875 | The most expensive floor area in the building |
| Studio | ₱227,456 | ₱210,095 – ₱251,935 | Bigger than the 1BR and cheaper per sqm |
| 2BR | ₱166,534 | ₱141,893 – ₱189,333 | 29% cheaper per sqm than the 1BR |
| 3BR | ₱162,436 | ₱157,600 – ₱165,462 | The cheapest floor area — and only 7 left |
The gap between the small units and the 2BR here is the widest in the queue: ₱234,967 against ₱166,534 per sqm. The cheapest 2BR is 48 sqm at ₱8,315,000 — only ₱1.67M more than the cheapest studio, for 55% more floor area and a second bedroom. If you can reach the 2BR, reach.
And the single best-value square metre in the building is an 84 sqm 2BR at ₱11,919,000 — ₱141,893 per sqm, in the rear southeast stack.
Unusually, Sage splits four ways rather than two: 102 rear units facing northeast, 77 front facing southwest, 76 front facing northwest and 67 rear facing southeast. On the two-bedroom, median price per sqm runs ₱171,385 southwest, ₱167,017 northwest, ₱166,093 northeast, ₱162,565 southeast — about 5.4% between the dearest and the cheapest aspect.
The southwest front is the premium: it faces the Makati skyline and takes the sunset. The southeast rear is the value: it faces away from the afternoon sun, which in a Mandaluyong tower is a real comfort advantage, and it is where the cheapest floor area sits. If you are buying to let, the southeast rear is the better yield on cost.

Straight Talk
All figures from the current DMCI availability list:
| Property | Where | Entry price | Small-unit ₱/sqm | Units | Turnover |
|---|---|---|---|---|---|
| Sage Residences | Mauway, Mandaluyong | ₱6,618,000 | ~₱227,000 | 322 | Feb 2028 · 42% built |
| The Erin Heights | Matandang Balara, Quezon City | ₱5,391,000 | ~₱194,000 | 671 | Oct 2027 · 66% built |
| The Oriana | Aurora Boulevard, Quezon City | ₱5,105,000 | — | 1,040 | Apr 2026 – Nov 2027 |
| Kalea Heights | Banawa, Cebu City | ₱5,726,000 | ~₱193,000 | 827 | Dec 2029 · 5% built |
The verdict. Sage is the most expensive floor area of the four and the best-located by a distance — those two facts are the same fact. You are not overpaying; you are buying 760 metres to a train, and in Metro Manila that is a permanent asset. But buy the 2BR, not the studio or the 1BR: ₱8,315,000 for 48 sqm is only ₱1.67M above the entry studio and gives you 55% more space and a second bedroom, at ₱166,534 per sqm instead of ₱227,000. And if you want the outright best value on the list, ask for the 84 sqm rear-southeast 2BR at ₱11,919,000 — ₱141,893 per sqm, the cheapest floor area in the building, facing away from the afternoon sun.
Sage Residences is scheduled for turnover on 29 February 2028.
If you have only been looking at ready-for-occupancy units, that date is the whole difference. Turnover in 2028 means Sage is pre-selling — and for most buyers that works in your favour:
The trade is simple: you wait, and you pay less. If you need to move in this year, Sage is not your building — message me and I will point you at an RFO instead.

Sage Residences is at Domingo M. Guevara corner Sinag Streets, Barangay Mauway, Mandaluyong City, at 14.5802°N, 121.0465°E. Victor R. Potenciano Medical Center is 390 m away and Cardinal Santos 1.96 km.
322 units are on the current DMCI availability list: 78 studio, 46 one-bedroom, 191 two-bedroom and just 7 three-bedroom, all in the single 49-storey tower. The two-bedroom is about six in ten of what is left.
Studios start at ₱6,618,000, one-bedroom at ₱6,644,000, two-bedroom at ₱8,315,000 and three-bedroom at ₱12,579,000, with the single 95 sqm three-bedroom at ₱14,972,000. These are DMCI list prices before promo discount; closing fees and parking are separate.
Studios run 31 to 33.5 sqm, one-bedroom 30 to 32 sqm, two-bedroom 48 to 84 sqm and three-bedroom 78 to 95 sqm. DMCI lists studio, 1BR, 2BR and 3BR at Sage — there is no Tandem unit type here, despite what some listings show.
The studio, and this surprises people. At Sage the studio runs 31 to 33.5 sqm while the one-bedroom runs 30 to 32 sqm — the studio is actually the larger unit, and it is cheaper per square metre: a median of ₱227,456 against ₱234,967 for the 1BR. You are not buying more space with the 1BR, you are buying a partition wall at about a 3% premium. That wall can be worth it for letting or resale, but ask to see both floor plans at the same scale before deciding.
By price per square metre, an 84 sqm two-bedroom at ₱11,919,000 — ₱141,893 per sqm, in the rear southeast stack. That is the cheapest floor area in the building against a 2BR median of ₱166,534, and the southeast aspect faces away from the afternoon sun. More broadly the 2BR tier is the sensible buy here: the cheapest one is 48 sqm at ₱8,315,000, only ₱1.67M more than the entry studio for 55% more space.
Yes, by about 5.4%. Sage splits four ways rather than the usual two: 102 rear units facing northeast, 77 front southwest, 76 front northwest and 67 rear southeast. On the two-bedroom the median price per sqm runs ₱171,385 southwest, ₱167,017 northwest, ₱166,093 northeast and ₱162,565 southeast. The southwest front is the premium — Makati skyline and sunset; the southeast rear is the value and stays cooler in the afternoon.
Turnover is 29 February 2028. DMCI published the building at 42.22% complete as of July 2026, up from 33.71% in February 2026 — a little over a point and a half a month. The structure is up and netted and the tower is visible from EDSA.
A sky deck pool, leisure and kiddie pools, pool deck and roof deck, sky park, sky lounge, Lumiventt sky patios, a coworking space with WiFi access, fitness gym, jogging and biking path, shooting court, children's play area, entertainment room, game area, gazebos and grill pits, picnic grove, landscaped gardens, reception lobby, convenience store, laundry station, parcel storage, 24-hour security and a standby generator. Worth knowing: the site is only 5,995 sqm, so nearly all of this sits on the podium and roof rather than at ground level.
From 1 September to 31 October 2026, Sage Residences qualifies for the DMCI Homes Modified Third Quarter Deals under memo PD-26-07-031: Straight Up 32, a 12% downpayment spread over 32 months with a 1% discount, or Straight Up 36, the same 12% downpayment over 36 months with no discount but the lightest monthly outlay. The 88% balance is payable by spot cash, bank financing, or DMCI in-house financing.
