What that table says, in plain terms: you can walk to a mall, a market, a bus terminal and a train station. Ayala Malls Cloverleaf is 170 metres away — closer than the parking of most condos is to their own lobby. LRT-1 Balintawak Station is 510 metres, which puts Monumento six minutes away and the whole LRT-1 line, down to Baclaran, on one fare. The Balintawak Bus Terminal at 430 metres is where the provincial buses to Bulacan, Pampanga, Tarlac and the whole northern corridor leave from. If you go home to the province most weekends, or your family comes to you, there is no DMCI address in Metro Manila that makes that easier.
Schools are the other quiet strength. Six campuses sit inside 1.4 km — Our Lady of Grace, Notre Dame of Greater Manila, World Citi, St. Mary’s, Grace Christian and Manila Central University. For a household with school-age children or a student renter, that is a walkable catchment, and it is the reason the small units here lease steadily.
Now the honest part. A. Bonifacio Avenue is a truck route. It is one of the main arteries feeding NLEX and the Cloverleaf interchange, and it carries heavy vehicles around the clock. The front units — the ones the availability list marks facing South — look directly over that road. On the lower floors you will hear it, and you will clean your windows more often than you would in Alabang. Balintawak is a working transport and wholesale district: it has a market, a bus terminal and a mall, but it does not have the cafes, the walkable retail strips or the greenery of a planned estate. Nobody should buy here for the neighbourhood. They should buy here for the LRT station, the price, and the fact that the building is finished and you can move in this month.
If a quieter, greener Quezon City address matters more than the transit link, look at The Erin Heights on Commonwealth Avenue — 3.08 km from here by DMCI’s own measure, on a far larger site, though it is pre-selling with an October 2027 turnover and starts at ₱5,391,000. If you want a finished building in a calmer pocket of the city, Cameron Residences on Mapalad St. off Roosevelt Avenue is the closer comparison — also RFO, also all one-bedrooms, but it enters at ₱5,211,000 and its floor area costs ₱185,200 per square metre against ₱146,790 here.

Compute a unit at The Celandine →The Celandine is a single tower of 45 residential levels on an 8,600 sqm lot, in DMCI Homes’ Modern Contemporary line. Construction ran from 2017 to the end of 2021 — DMCI’s own site-progress log shows 90.54% in August 2021, 95.20% in October 2021 and 99.05% by January 2022 — and the tower was turned over in October 2021. Everything you can buy here today is finished, occupied by neighbours, and available to walk through before you sign anything. That is the single biggest difference between this and almost every other DMCI listing in Quezon City.
DMCI publishes Sky Patio with Lumiventt technology in this building’s features, and it is worth understanding what that means in a tower this tall. Lumiventt is DMCI’s cross-ventilation system: three-storey open breezeways cut through the building at intervals, so air moves across the corridors instead of stagnating in a sealed core. In practice, corridors are naturally lit and naturally cooled, and the units either side of them get a genuine cross-draught. On an electricity bill in Quezon City, that is not a marketing line.
DMCI lists two unit types at The Celandine — one-bedroom and two-bedroom. Every one of the ten units still available is a one-bedroom. The two-bedrooms are gone. If you need two rooms at this address, the answer is the resale market, not the developer, and you should be told that before you drive to Balintawak rather than after.
The one-bedrooms come in DMCI’s three published sizes, and the current list holds all three:
They sit on floors 3, 6, 7, 23, 26, 29, 31, 39 and 41 — two on the 41st. There is stock at the bottom of the tower and stock near the top, which for ten remaining units is unusually good spread.
Two patterns in that table are worth more than any brochure copy.
First: the smallest unit is the worst value on the list. The 27.5 sqm unit is ₱4,688,000, which is ₱356,000 more than the cheapest 31 sqm unit — for 3.5 square metres less floor. Per square metre it runs ₱170,473 against ₱139,742, a 22% premium for being small. This is the standard condo trap and it catches buyers everywhere: the lowest total price and the best value are almost never the same unit, and here they are not even close. If ₱4.3M to ₱4.7M is your band, the 31 sqm units are the only ones that make arithmetic sense.
Second: the avenue-facing units carry a premium you may not want to pay. The list marks each unit Front Unit facing South or Rear Unit facing North, five of each. Compare only the 31 sqm units, so size is held constant: the three south-facing ones average ₱4,563,333, the four north-facing ones average ₱4,450,750. That is about ₱113,000 extra to face the road. South is the brighter, longer view over A. Bonifacio Avenue and the Cloverleaf; north is the quieter side. You are being asked to pay more for the elevation that carries the truck noise. For most owner-occupiers, and for anyone leasing to a nurse or a student who sleeps in the day, the rear units are the better buy — and they happen to include the cheapest unit in the building.
Put those together and one unit stands out on the current list: unit 3102 — 31 sqm, 31st floor, rear, ₱4,332,000. It is the largest unit type, the lowest total price, the lowest price per square metre, on the quiet elevation, high in the tower. There is no second one like it here.

The verdict. The Celandine is the cheapest way into a DMCI Homes address in Quezon City, on both measures at once — the lowest entry price of the seven, and the lowest median price per square metre. Across the whole DMCI portfolio it is the fifth-lowest entry price of the 47 properties with stock, and not one of the four below it is in Quezon City — Anissa Heights is in Pasay, Ohana Place in Las Piñas, Calathea Place in Parañaque. You are paying for that with the address: a truck route out front and a wholesale district around it. What you get back is a finished building, a train station 510 metres away, and thirty-one square metres for ₱4.33 million at a moment when nothing else in the city opens under five. If the location works for your life, the arithmetic is not close. If it does not, no discount will fix it — and you should look at The Oriana or The Erin Heights instead.

Under DMCI memo PD-26-05-028, valid for reservations from 1 June to 30 November 2026, you can pay 5% down over 12 months with a 2% discount and finance the 95% balance through Chinabank or BPI.
