Cameron Residences stands on Mapalad Street in Barangay Mariblo, off Roosevelt Avenue, Quezon City — the pocket between Roosevelt, Del Monte and Quezon Avenue. It is a quiet inner street on the edge of a very busy corridor, and the thing that defines it is medicine.

Capitol Medical Center is 640 metres away. St. Luke's Medical Center Quezon City — one of the best-regarded hospitals in the country — is 1.49 km. National Children's Hospital is 1.62 km, the Philippine Kidney Dialysis Foundation 1.81 km, United Doctors Medical Center 2.63 km, Quezon City General Hospital 2.98 km, the Philippine Children's Medical Center 3.03 km and UERM 3.08 km. That is eight hospitals inside 3.1 kilometres, and it is the single strongest argument for this address: for a doctor, a nurse, a medical resident or a family managing ongoing treatment, almost nowhere in Metro Manila is better placed.

The schools follow. St. Mary's College of Quezon City is 900 metres, Siena College 1.37 km, St. Joseph's College 1.55 km, Trinity University of Asia 1.57 km, St. Theresa's College 1.71 km and Lourdes School of Quezon City 2.09 km. For a family, that is six established schools inside a short drive.

Retail and work sit on the EDSA side. TriNoma is 2.74 km and SM City North EDSA 2.91 km, with Eton Centris at 2.65 km, Landers 2.76 km and S&R Congressional 2.82 km. The honest part

Roosevelt Avenue is a main artery and it behaves like one. Cameron sits a street back from it, which buys quiet, but every trip out joins Roosevelt or Del Monte and then EDSA or Quezon Avenue. The nearest rail is LRT-1 Balintawak at 3.04 km — a ride, not a walk. This is a drive-or-ride address in one of the most congested parts of Quezon City.

It is also not a lifestyle destination. There is no Ayala mall, no restaurant strip, no waterfront. What is here is hospitals, schools, churches, a sports complex and two broadcast networks — a working district. Buy it for proximity to one of those, not for the neighbourhood.

If you want the same city with more space for the money, The Oriana on Aurora Boulevard and The Erin Heights on Commonwealth both sell larger units at a lower price per square metre. If you want the Quezon Avenue business corridor rather than the medical one, One Delta Terraces is at West Avenue.

Cameron Residences is a single high-rise tower — 45 residential levels over 6 levels of basement parking — on a 3,479 sqm site. It is DMCI's Modern Tropical line: wide eaves, large windows and cross-ventilation, with Lumiventt Sky Patio cut-throughs in the building features. At forty-five storeys on a lot that size, this is one of the tallest, tightest things DMCI has built.

Construction is finished. DMCI's site progress log reaches 100.00% in February 2025, and the units still on the list carry turnover dates running from January 2025 to March 2026 — all now in the past.

What is actually left

Sixteen units, and every one is a one-bedroom. DMCI built one-, two- and three-bedrooms here and its published full price range still runs to ₱12,603,000, but the four two-bedrooms and the single three-bedroom on the list are all on hold — none is available to reserve. If you need two bedrooms, this tower cannot serve you today.

Available unit numbers run from 0217A to 4205 — the second floor to the forty-second — so what is left is spread the full height of the tower rather than clustered.

The price-per-square-metre read

Per square metre the sixteen units run ₱173,700 to ₱202,667, with a median of ₱185,200. That is a 16.7% spread, and unusually for a one-type building the two ends of it are worth knowing by name.

The cheapest unit and the largest unit are the same two best buys. Cameron 0605 — 30 sqm at ₱5,211,000 — is ₱173,700/sqm, the lowest rate in the building and also the lowest price. Cameron 0217A — the only 36.5 sqm end unit, at ₱6,346,000 — is ₱173,863/sqm. They are ₱163 a square metre apart. Everything else in the tower costs more per metre than both.

And the dearest floor area is a 30 sqm unit that costs nearly as much as the 36.5. Cameron 3812 — 30 sqm on the 38th floor at ₱6,080,000 — is ₱202,667/sqm, or ₱869,000 more than the identical 30 sqm plan on the 6th floor. Set it against Cameron 0217A: ₱266,000 more than the 38th-floor unit buys 22% more floor area at 14% less per square metre. If both are on your shortlist, the maths is not close.

The rest of the 30 sqm stack climbs gently with height — ₱5,211,000 on the 6th, ₱5,479,000 on the 30th, ₱5,502,000 on the 32nd, ₱5,556,000 on the 36th — and then jumps ₱524,000 between the 36th and the 38th. Ask what changes at that floor before paying the step; the price list does not explain it and DMCI publishes no premium-floor tier.

Orientation and stacks

Thirteen of the sixteen are front units facing north and three are rear units facing south. North-facing is the orientation to want: no direct afternoon sun on the glass, which on a 45-storey tower with large Modern Tropical windows is a real difference to what you spend on air conditioning. The three south-facing rear units — 0605, 2805 and 4205 — include the cheapest unit in the building.

Parking is on six basement levels and is transacted separately from the unit. Mapalad Street is narrow and residential; treat a slot as necessary rather than optional.

What earns its keep

Three pools on a 3,479 sqm lot. A lap pool, a leisure pool and a kiddie pool, wrapped around the base of the tower with the garden and play area. Fitting all three onto a site this size, under a 45-storey building, is the design achievement here — and unlike a podium-only scheme they sit at ground level with real planting around them.

The Sky Promenade. An open deck at the top of the tower with the whole of northern Quezon City below it. On a building where every available unit is a 30–36.5 sqm one-bedroom, the roof is where you get to stand up and breathe.

Lumiventt Sky Patios, and they matter at this height. DMCI lists Sky Patio (Lumiventt Technology) among Cameron's building features — the two-storey cut-throughs that let air cross the floor plate. In a 45-storey Modern Tropical tower with large windows, cross-ventilation is what keeps the corridors and the units from becoming an air-conditioning bill.

Built-in commercial-grade fibre internet. DMCI has published this for Cameron specifically — provided on move-in rather than as a provision you arrange yourself. For a working-from-home tenant or a medical resident on shift, that is worth real rent.

What is oversold

Three pools sound like more than they are at this density. Forty-five residential levels share them. The pool deck photographs beautifully and empty; on a Sunday it will not be empty. This is the trade for a tall tower on a small lot, and it is a fair one — but price it honestly.

“Resort-inspired living” is DMCI's suburban vocabulary. Cameron has genuine landscaping and a proper amenity core, which is more than most inner-city towers manage — but a 3,479 sqm lot in Mariblo is not a resort and the phrase sets up the wrong expectation on a site visit.

“Pool water slides” is a kiddie-pool feature, as at every DMCI project — one short slide into the shallow basin, not a separate attraction.

“WiFi Access” on the amenity list means the common areas. The in-unit provision is the fibre service; the amenity-deck WiFi is a different thing.

Three ways into the same unit at Cameron Residences. The 5% low spot downpayment is the lightest entry cost of the year — and it hands the bank ₱309,226 more to carry, which at an indicative 8.5% over 20 years works out to about ₱2,684 more every month, or roughly ₱644,048 more paid over the term. Cameron Residences is a specialist address wearing a general one's marketing. Sold as “a symphony of urban connectivity” it is unremarkable; described accurately — a 45-storey tower of one-bedrooms with eight hospitals inside 3.1 km, one of them St. Luke's — it is one of the clearest propositions in the DMCI catalogue, for a very specific buyer.

If you are that buyer, the price is fair and the stock is thin: sixteen units in a forty-five-storey building, and no two-bedroom coming back. If you are not, the same money buys more room at The Oriana or The Erin Heights.
