The Camden Place stands on Dominga Street in Malate, Manila — the block behind Taft Avenue, in the middle of the densest concentration of higher education in the country. That is not a marketing frame; it is the measurable fact that defines this address and the reason DMCI built a tower of studios on it.
St. Scholastica's College Manila is 300 metres away. De La Salle–College of Saint Benilde is 310 metres. De La Salle University Manila is 550 metres. Three campuses, all inside a ten-minute walk. Add UP Manila at 1.95 km, Philippine General Hospital at 2.18 km, FEU Makati at 2.17 km and Manila Tytana Colleges at 2.57 km, and you have a catchment of tens of thousands of students and staff who need a room within walking distance every June.
The rest of the address is unusually complete for central Manila. Manila Adventist Medical Center is 650 metres and Ospital ng Maynila 1.17 km. Harrison Plaza is 790 metres, Cash and Carry Mall 1.03 km and Robinsons Place Manila 2.17 km. The Cultural Center of the Philippines is 1.26 km, the PICC 1.71 km and the Manila Yacht Club 1.44 km — the bay is a short walk west.
And Makati is closer than most people assume. Makati Medical Center is 1.93 km, Greenbelt 2.91 km, Glorietta 3.04 km and SM Makati 3.27 km. SM Mall of Asia is 3.37 km. For rail, LRT-1/MRT-3 at EDSA-Taft is 2.71 km and United Nations Avenue LRT station 2.80 km.

Malate is central, old and dense. The streets around Dominga are narrow, parking on-street is effectively nonexistent, and Taft Avenue at 8am is Taft Avenue at 8am. The nearest rail is 2.71 km — walkable in principle, not in practice with a bag in July rain. Most residents here will walk to campus, take a jeepney or ride-hail, and rarely drive.
The bigger honesty is about who this building is for. There are no family units left — every available unit is a studio of 24 to 26 square metres. Malate is also a mixed neighbourhood with a nightlife history; it is safe and student-normal around the campuses, but it is not a quiet residential enclave and it does not pretend to be.
If you want space rather than location, nothing here will suit you: Allegra Garden Place and The Oriana sell larger studios and one- and two-bedrooms for less per square metre. If it is Makati proper you want, Fortis Residences is the DMCI address inside it — at nearly three times the entry price.
The building & units · one tower on 2,382 sqm
The Camden Place is a single high-rise tower on a 2,382 sqm site — one of the smallest plots DMCI Homes has ever built on. DMCI publishes 27 residential levels above 5 levels of podium parking, in its Modern Contemporary line: flat monochrome surfaces, no ornament, and the indoor-outdoor transitions pushed upward because there is no ground to put them on.
That lot size explains the whole design. There is no garden at street level, no lagoon pool, no landscaped walkways — the things DMCI usually sells. Instead the amenities are stacked: a podium garden on the 7th floor, and a Sky Deck Pool, Sky Promenade and Sky Lounge at the top. It is a genuinely different DMCI product, and reading it against their suburban estates is the wrong comparison entirely.
Seventeen units, and every one of them is a studio. DMCI built Studio, 1-Bedroom and 2-Bedroom here and its published full price range still runs to ₱10,217,000, but there is not a single one- or two-bedroom on the current list. If you need a bedroom with a door, this building cannot serve you today.
Available unit numbers run from 1711 to 3408, so what is left sits high in the tower rather than on the lower floors. Every available unit is an inner unit — 10 rear units facing north-west and 7 rear units facing south-east.
The Camden Place is the only DMCI Homes property in the City of Manila with any units left. Torre de Manila, Sorrel Residences and Illumina Residences Manila are all at zero on the September 2026 availability list. If you want to buy a new DMCI unit inside Manila itself, these seventeen studios are the entire choice.
Per square metre the 17 units run ₱220,560 to ₱226,040, with a median of ₱224,080. That is a spread of 2.5% from the cheapest floor area in the building to the dearest — the flattest price list of any property in the DMCI catalogue. Across all 17 units the cash spread is only ₱463,000, or 8.7%.
Two consequences follow, and both are useful:
There is no bargain floor and no premium floor here. Camden 1711 on the 17th and Camden 3408 on the 34th are ₱316,000 apart on a ₱5.3M unit — about ₱20,000 a floor. You are not choosing a price at Camden, you are choosing a view and an orientation. Shop it that way.
The cheapest floor area is not the cheapest unit. Camden 1906 — 25 sqm at ₱5,514,000 — is ₱220,560/sqm, the lowest rate in the building. The entry unit, Camden 1711 at 24 sqm and ₱5,335,000, is ₱222,292/sqm. ₱179,000 more buys you a whole extra square metre and a lower rate per metre. On a 24 sqm studio, one square metre is 4% more living space.
Set against the rest of the portfolio, Camden's studios are the smallest DMCI sells anywhere except Anissa Heights — 24 to 26 sqm, where The Oriana starts at 30, Allegra at 30, The Erin Heights at 28.5 and Sage at 31. They are also among the dearest studio floor area DMCI offers, at ₱224,080/sqm against The Oriana's ₱179,733 and Allegra's ₱189,147. You are paying a central-Manila premium of roughly 20–25% per square metre, and buying a smaller box for it. Whether that trade is right depends entirely on the next section.
Ten of the seventeen face north-west and seven face south-east. North-west is the Manila Bay side — that is the sunset orientation and, from the upper floors this list is drawn from, the one with the open view over the bay and the CCP complex. South-east faces inland toward Makati; morning light, and the Makati skyline at night. Neither takes the punishing direct west sun of a low-rise, because these are all high units.
Parking is on five podium levels and is transacted separately from the unit. On a site this size, in a district where street parking effectively does not exist, a slot is worth taking seriously rather than treating as optional.

The Sky Deck Pool and Sky Promenade. An infinity pool and a lawn at the top of a 27-storey tower, looking over Manila Bay on one side and the Makati skyline on the other. On a 2,382 sqm lot in Malate this is the only place those things could have gone, and putting them there instead of cutting them is the single best decision in the building.
A coworking space, and it is a real one. Long desks, task chairs, daylight on two sides. In a building of 24 sqm studios that is not a nice-to-have — it is the room you work in, because your unit is where you sleep. For a student or a work-from-home tenant, this is the amenity that makes a 24 sqm box liveable.
A podium garden on the 7th floor, with the snack bar and open lounge beside it. Real planting and open air seven storeys above a Malate street is a better outcome than a token strip of grass at ground level would have been.
Subscription-free fibre internet. DMCI has published this for Camden specifically — commercial-grade fibre provided to units. In a student building that is a genuine differentiator, and it is the sort of thing that lets you charge more rent.
“Resort-inspired living” and “lush landscaping” do not belong on this page. They are DMCI's suburban vocabulary and they are simply wrong here. This is an urban tower on a 2,382 sqm lot with a pool on the roof and a garden on the podium. That is a good building — describing it as a resort sets up a disappointment on the first site visit.
The amenity list is short, and honestly so. Fourteen items against thirty at a suburban DMCI estate, and DMCI's published building features run to just two lines. There is no lap pool, no basketball court, no jogging path, no playground. On this site there was never room for them.
Amenities are shared by a whole tower, and it is a tower of small units. A 27-level building of studios holds a lot of people per square metre of amenity deck. Expect the pool and the coworking space to be busy in the evenings and around exam weeks.

Camden is the smallest and the dearest-by-the-metre studio DMCI sells — and that is the honest trade, not a flaw. Every alternative in the table gives you 4 to 8 more square metres for less money per metre. None of them is 550 metres from De La Salle University. You are buying a walk to campus, and the whole price difference is that walk.
DMCI's own Home Advance rate card values a Camden studio at ₱10,500 a month as a lease. That is DMCI's internal figure for occupancy, not a market rent — student studios walking distance from DLSU list well above it — but it is a published, conservative floor, and it is the one number on this page that DMCI will stand behind. Work your yield from your own rent survey of the Taft corridor, not from a brochure; then check it against ₱10,500 as the pessimistic case.
The Camden Place is not a home-buyer's building and it was never designed as one. It is a landlord's building in the best student-rental catchment in the Philippines, and DMCI has said as much in its own announcements about student living and Manila's learning hubs.
Judged as a place to live cheaply, it loses to every comparison in the table. Judged as an asset that re-lets every June to a queue of tenants who need to be within walking distance of De La Salle, it has almost no competition — and it is the last DMCI stock inside the City of Manila.
If you are buying here, the unit to ask about is Camden 1906 — 25 sqm at ₱5,514,000, the cheapest floor area in the building at ₱220,560/sqm and a full square metre larger than the entry unit for ₱179,000 more. And decide your orientation deliberately: north-west for the bay and the sunset, south-east for the Makati skyline. With a price list this flat, the view is the only thing you are really choosing.
