A four-building, medium-rise residential community in a secure, resort-inspired setting — an invigorating mix of amenities ideal for young families and professionals.

Four mid-rise buildings — Budi, Surya, Darma and Raja — wrapped around one 15,475 sqm courtyard in Brgy. Zapote 3, Bacoor, on the Las Piñas boundary. Turned over 2019–2020. 18 units remain, from ₱6,203,000 — and Alea is on DMCI’s Legacy Projects list, so a flat 20% comes off the unit price until 30 November 2026. Location · Zapote 3, Bacoor, Cavite

What it is actually like
to live on the Zapote line

Alea Residences sits on the Las Piñas–Talaba Diversion Road in Barangay Zapote 3, Bacoor, Cavite — right on the boundary where Cavite meets Las Piñas. That matters more than the province in the address does. Bacoor is not Metro Manila; it is CALABARZON — but Alea is on the Metro Manila edge of it, and almost everything a resident uses day to day sits on the Las Piñas side of the line.

The medical cluster is unusually close for the price band. Christ the King General Hospital is 670 metres, St. Dominic Medical Center 1.01 km and Las Piñas General Hospital and Satellite Trauma Center 1.07 km. Three hospitals inside 1.1 km is not something most DMCI addresses can say.

Schools follow the same pattern. St. Dominic College of Asia is 1.01 km, University of Perpetual Help System DALTA 2.85 km, Southville International School and Colleges 3.54 km and Elizabeth Seton School 4.13 km. For retail, Star Mall Las Piñas is 2.38 km, SM Center Las Piñas 2.63 km and SM City Bacoor 2.96 km, with SM City Sucat at 3.55 km and SM Southmall at 6.20 km.

For work, this is a southern address and it behaves like one: Aseana City is 7.39 km, SM Mall of Asia 7.79 km, Okada Manila 5.49 km and NAIA Terminal 1 6.11 km. Makati and BGC are not on this list at all, and that is the honest signal.

Distances as published by DMCI Homes on the Alea Residences project page. Straight-line approximations — actual travel time depends on route and traffic.

The honest part

The nearest rail is LRT-1 EDSA / MRT-3 Taft at 8.76 km. There is no train, no BRT and no realistic walk to one. Every commute out of here runs on the Alabang–Zapote Road, the Coastal Road or CAVITEX, and all three are among the most congested corridors in the south. If your office is in Makati, Ortigas or BGC, be honest with yourself about what that journey costs you twice a day, five days a week — because the price of this address is exactly that trade.

What you get for the trade is space at a price no Metro Manila address can match. If the commute is the deciding factor and you can stretch the budget, Sonora Garden Residences is 4.49 km away in Las Piñas — still southern, but inside Metro Manila. If you need to be nearer the airport or Aseana, Calathea Place and The Atherton are in Parañaque. And if you want the same 20% Legacy discount at a different address, Cypress Towers in Taguig and Rhapsody Residences in Muntinlupa are on the same list.

The site, photographed from above — Darma, Surya, Budi and Raja wrap a single central courtyard holding the three pools.

Alea Residences is a four-building, mid-rise community on a 15,475 sqm site in DMCI's Neo Asian-Balinese line — pavilion roofs, open-air walkways, water features and heavy planting rather than tower glass. The four buildings enclose one courtyard, and the courtyard is the estate: three pools, the play area, the gardens and the open lawn all sit inside it. Construction is finished and the buildings were turned over between January 2019 and February 2020.

What is actually left

Eighteen units, and no small ones — Alea has never had a studio or a one-bedroom:

The price-per-square-metre read

Per square metre the 18 units run ₱104,596 to ₱117,236, with a median of ₱110,207. Put that against the rest of the portfolio and it is the number that defines this address.

Alea Residences has the cheapest floor area of any DMCI Homes property with more than three units left. Two properties in the whole availability list price lower per square metre — East Ortigas Mansions and Maricielo Villas — and between them they have five units and no page anywhere. Across everything with real stock, nothing DMCI sells is cheaper by the metre than Alea.

Inside the estate the ladder runs the way it should, and steeply. The three-bedroom is the cheapest floor area here, not the dearest. All four 85.5 sqm three-bedrooms sit between ₱104,596 and ₱106,912/sqm, while the 55 sqm two-bedrooms run ₱112,782 to ₱117,236/sqm.

₱2,740,000 more than the cheapest unit buys you 55% more floor space at 7% less per square metre. Darma 209 — the entry unit — is 55 sqm at ₱6,203,000, or ₱112,782/sqm. Raja 711 is 85.5 sqm at ₱8,943,000, or ₱104,596/sqm — the cheapest floor area on the estate and a whole extra bedroom. If your budget can reach it, the three-bedroom is the better buy on every measure except the cheque.

The dearest floor area is Budi 605, a 55 sqm two-bedroom at ₱6,448,000 — ₱117,236/sqm, or 12% above Raja 711 for 30.5 fewer square metres. Within the two-bedrooms the pattern is consistent: the 64.5 sqm plans (₱105,845–₱109,566/sqm) are better value per metre than the 55 sqm plans, even though they cost ₱500,000–₱800,000 more.

What the 20% Legacy discount actually does to these numbers

Alea is on DMCI's Legacy Projects list, which carries a flat 20% special discount on units under memo PD-26-05-026, valid to 30 November 2026. It is the largest markdown DMCI is running anywhere. Applied to the current list, it moves the whole estate into a price band nothing else in the catalogue occupies:

Estate median₱110,207/sqm₱88,166/sqm

Discount computed on the September 2026 DMCI list prices. The 20% applies to units only, not parking, and no other special or regular discount stacks on top of it — though regular and promo payment terms can be used with it. Standard turnover, move-in and closing-fee guidelines apply and are exclusive of these figures. Final figures are confirmed at reservation.

An 85.5 sqm three-bedroom for ₱7,154,400 — ₱83,677 per square metre. That is what the Legacy discount does here. There is no other DMCI address where a three-bedroom lands under ₱7.2M, and nothing in the portfolio comes near ₱84,000 a square metre.

Orientation and stacks

Of the 18 units, 14 are rear units facing north-east, 2 are rear units facing south-east and 2 are front units facing south-west. North-east is the orientation to want in Bacoor: morning light, no direct afternoon sun on the glass, and on a low-rise estate with heavy planting the courtyard side stays genuinely cool. The two south-west front units take the late sun.

These are six- and seven-storey buildings, so there is no penthouse premium and no lift dependency worth worrying about. Every building has one basement parking level; parking is transacted separately from the unit and is not covered by the 20% discount.

What earns its keep

Three pools for four low-rise buildings. A lap pool, a lounge pool and a kiddie pool, all in the same courtyard. That ratio is the point: Alea has fewer residents than a single DMCI high-rise tower, sharing the same number of pools a five-tower estate gets. On a Saturday afternoon that is the difference between a swim and a queue.

The courtyard plan. Four buildings of six and seven storeys wrapped around one landscaped centre means every unit looks into planting rather than into another tower at fifteen metres. The Neo Asian-Balinese treatment — pavilion roofs, open-air walkways, water features — is doing real work here because the buildings are low enough for it to be visible from your window.

Six and seven storeys, one basement. Short lift rides, short stair walks in an outage, and a building you can actually leave on foot when the power is out. Underrated on a family estate.

The medical cluster. Three hospitals inside 1.1 km, one of them 670 metres away. For a family with young children or an elderly parent, that is worth more than most amenity lists.

What is oversold

There is no Lumiventt here. DMCI's Sky Patio cross-ventilation system does not appear in Alea's published building features, and it should not appear in anyone's pitch for this property. It is a mid-rise estate; the ventilation comes from the low buildings, the courtyard and the open-air walkways, not from a proprietary system.

“Landscaped gardens” and “open lawn/picnic grove” are the same courtyard. Read DMCI's list and you will count a garden, a lawn, a picnic grove, a pool deck and a play area as five things. On the ground they are five parts of one central space, which is a good space — but count it once.

The convenience store is a convenience store. The nearest supermarket is Puregold Bacoor at 2.49 km and SM Center Las Piñas at 2.63 km. You will drive for a proper shop.

“A prime Cavite address” is the wrong frame. Alea is not a Cavite destination address — it is a Las Piñas-edge address that happens to be on the Cavite side of the boundary. That is a better story, and it is the true one: your hospitals, malls and schools are all Las Piñas, and your price is Cavite.

The verdict · who this address is for

Who Alea suits —
and who it does not

It suits you if…

  • You need three bedrooms and a real budget ceiling. An 85.5 sqm three-bedroom at ₱7,154,400 after the Legacy discount is not matched anywhere else in the DMCI catalogue.
  • You already live or work in the south. Las Piñas, Bacoor, Alabang, Sucat, Parañaque, the Aseana offices, NAIA. If your life is on this side of the metro, the commute objection below does not apply to you.
  • Health access matters to your household. Three hospitals inside 1.1 km, the nearest 670 metres away.
  • You want space, not a tower. Six and seven storeys around one courtyard, three pools, and fewer neighbours than a single DMCI high-rise.

Look elsewhere if…

  • You commute to Makati, BGC or Ortigas. The nearest rail is 8.76 km and every route runs the Alabang–Zapote / CAVITEX corridor. This is the whole cost of the address.
  • You need a studio or a one-bedroom. Alea has never built one. The smallest unit here is a 55 sqm two-bedroom.
  • You want capital growth from a CBD story. Bacoor is a suburb, not a rising business district. Buy this to live in it, or to rent to a family — not to flip.
  • Resale liquidity is your priority. A Metro Manila address moves faster. Sonora Garden Residences is 4.49 km away and inside Las Piñas.

The comparison that matters: Alea vs Sonora, 4.49 km apart

DMCI's own nearest project is Sonora Garden Residences on Alabang–Zapote Road in Las Piñas — 4.49 km away, the same southern corridor, a Metro Manila address instead of a Cavite one. It is the cross-shop, and the numbers are not close.

Entry prices, medians, sizes and unit counts computed from the September 2026 DMCI availability list. Median ₱/sqm is the median of every publishable available unit at that property, before any discount. Legacy Projects discount per DMCI memo PD-26-05-026.

Alea's two-bedroom is ₱804,000 cheaper than Sonora's before a single discount — and ₱2,044,600 cheaper after the Legacy 20%. ₱4,962,400 against ₱7,007,000, for a unit of the same size, 4.49 km away. On the three-bedrooms the gap is wider still: Alea's 85.5 sqm lands at ₱7,154,400 after discount, against ₱10,314,000 for Sonora's 81.5 sqm — ₱3,159,600 less for four square metres more.

Sonora buys you a Metro Manila address, 199 units to choose from and better resale liquidity. Alea buys you the space and about two million pesos. Both are true; the honest version is that you are paying roughly ₱2M for the words “Las Piñas” instead of “Bacoor”, on a site 4.49 km away with the same commute problem.

And within the Legacy 20% list

Alea is not the only property on the Legacy Projects list, but it is by far the biggest opportunity on it. Of the sixteen communities DMCI names, most have nothing left: Royal Palm Residences, Tivoli Garden Residences, Magnolia Place and Riverfront Residences are all at zero. Cypress Towers has 8 units, Rhapsody 4, Ivory Wood 2. Alea has 18 — more than any other Legacy project — and the cheapest floor area of all of them. If you want the 20%, this is where the choice actually exists.

The plain verdict

Alea Residences is a finished, low-rise, family-shaped estate in the wrong province for a commuter and exactly the right one for a budget. Nothing DMCI sells with more than three units left is cheaper by the square metre, and the 20% Legacy discount takes it somewhere no other DMCI address goes: an 85.5 sqm three-bedroom at ₱7,154,400, or ₱83,677 a square metre.

The commute is the price. Take the trade if your life is already in the south, or if you need the third bedroom more than you need the address. Do not take it if you drive north every morning — that is a decision you will re-make every day for years.

If you are buying here, the unit to ask about first is Raja 711 — 85.5 sqm, ₱8,943,000 list, ₱7,154,400 after the Legacy discount, and the cheapest floor area on the estate at ₱83,677/sqm after discount. There is exactly one of it, and there are only four three-bedrooms left in total. The discount runs to 30 November 2026.

Frequently Asked Questions

Questions buyers ask

Where exactly is Alea Residences located?

Alea Residences is on the Las Piñas–Talaba Diversion Road, Barangay Zapote 3, Bacoor, Cavite — on the Cavite side of the Las Piñas boundary. Note that Bacoor is in Cavite, part of CALABARZON (Region IV-A), not Metro Manila, although almost everything residents use daily is on the Las Piñas side: Christ the King General Hospital is 670 m, St. Dominic Medical Center and St. Dominic College of Asia 1.01 km, Las Piñas General Hospital 1.07 km, Star Mall Las Piñas 2.38 km and SM Center Las Piñas 2.63 km.

Is Alea Residences ready for occupancy?

Yes. Alea Residences is complete and all four buildings have been turned over — the units still on the availability list were handed over between January 2019 and February 2020. DMCI has publicly announced the completion of the development. There is no waiting period and no construction risk left to price.

Is there a 20% discount at Alea Residences, and what does it actually come to?

Yes, and it is the largest markdown DMCI Homes runs anywhere. Alea Residences is on DMCI's Legacy Projects list, memo PD-26-05-026, carrying a flat 20% special discount on units, valid until 30 November 2026. Applied to the current list prices: the entry unit, a 55 sqm two-bedroom at ₱6,203,000, comes to ₱4,962,400. The best-value unit, an 85.5 sqm three-bedroom at ₱8,943,000, comes to ₱7,154,400 — about ₱83,677 per square metre. The 20% applies to units only, not parking, and no other special or regular discount stacks on top of it, though regular and promo payment terms can be used alongside it. Standard turnover, move-in and closing-fee guidelines apply.

What unit types and sizes are available at Alea Residences right now?

Eighteen units, all two- and three-bedrooms. Fourteen 2-Bedrooms of 55, 58 and 64.5 sqm from ₱6,203,000 to ₱7,067,000; and four 3-Bedrooms, all 85.5 sqm, from ₱8,943,000 to ₱9,141,000. Alea has never built a studio or a one-bedroom — the smallest unit here is a 55 sqm two-bedroom. By building: Budi has 7 units, Surya 6, Darma 3 and Raja 2.

Which unit at Alea Residences is the best value?

Raja 711 — an 85.5 sqm three-bedroom at ₱8,943,000, which is ₱7,154,400 after the 20% Legacy discount. It is the cheapest floor area on the estate at ₱104,596 per square metre before discount, or ₱83,677 after. There is exactly one of it, and only four three-bedrooms left in total.

Why is the three-bedroom at Alea cheaper per square metre than the two-bedroom?

Because DMCI prices the small plans at a premium here, as at most projects — the difference is just unusually clear at Alea. All four 85.5 sqm three-bedrooms sit between ₱104,596 and ₱106,912 per square metre, while the 55 sqm two-bedrooms run ₱112,782 to ₱117,236. In cash terms, ₱2,740,000 more than the ₱6,203,000 entry unit buys 55% more floor area at about 7% less per square metre, plus a third bedroom. The dearest floor area on the estate is Budi 605, a 55 sqm two-bedroom at ₱117,236/sqm.

Is Alea Residences the cheapest DMCI Homes condo per square metre?

Effectively, yes. At a median of ₱110,207 per square metre, Alea has the cheapest floor area of any DMCI Homes property with more than three units left on the September 2026 availability list. Only East Ortigas Mansions and Maricielo Villas price lower, and between them they have five units and no dedicated page. After the 20% Legacy discount Alea's median falls to ₱88,166 per square metre, which nothing else in the DMCI catalogue approaches.

How does Alea Residences compare with Sonora Garden Residences?

Sonora Garden Residences is DMCI's nearest project, 4.49 km away on Alabang–Zapote Road in Las Piñas — a Metro Manila address rather than a Cavite one. Sonora's two-bedrooms are 56–58.5 sqm from ₱7,007,000, at a median of ₱129,926/sqm; Alea's are 55–64.5 sqm from ₱6,203,000, at ₱110,207/sqm. So Alea is ₱804,000 cheaper before any discount, and ₱2,044,600 cheaper after the 20% Legacy markdown, which Sonora does not qualify for. On three-bedrooms the gap is wider: Alea's 85.5 sqm lands at ₱7,154,400 after discount against ₱10,314,000 for Sonora's 81.5 sqm. Sonora offers a Metro Manila address, 199 units to choose from and better resale liquidity; Alea offers the space and about ₱2M.

How is the commute from Alea Residences?

This is the honest weakness of the address. The nearest rail is LRT-1 EDSA / MRT-3 Taft at 8.76 km, so there is no train and no realistic walk to one. Every route out runs the Alabang–Zapote Road, the Coastal Road or CAVITEX, three of the most congested corridors in the south. NAIA Terminal 1 is 6.11 km, Aseana City 7.39 km and SM Mall of Asia 7.79 km. If your work is in Makati, BGC or Ortigas, price that journey honestly before you buy. If your life is already in the south — Las Piñas, Bacoor, Alabang, Sucat, Parañaque — the objection largely disappears.

What Third Quarter Deals promo is available at Alea Residences, and can it be combined with the 20%?

Alea qualifies for the DMCI Homes Modified Third Quarter Deals (memo PD-26-07-031): from September 1 to October 31, 2026 you can spread a 12% downpayment over 32 months with a 1% discount, with the 88% balance via bank or in-house financing. But take the payment term, not the 1% discount — that 1% cannot stack with Alea's 20% Legacy discount, and the 20% is worth twenty times more. The payment terms can be used alongside the 20%; the discounts cannot be combined.

Is there a 5% downpayment promo at Alea Residences?

Yes. Alea Residences qualifies for DMCI Homes' 5% downpayment promo (memo PD-26-05-028), valid for reservations from June 1 to November 30, 2026: pay just 5% down over 12 months with a 2% discount, and finance the 95% balance through Chinabank or BPI bank financing. As with the Third Quarter Deals, the 2% discount does not stack with the 20% Legacy markdown — the payment structure can be used with it, the discount cannot. DMCI's selected buildings list (Cypress Towers, Illumina Residences, Royal Palm Residences, Tivoli Garden Residences, Willow Park Homes) carries a higher 4% discount under the same terms.

Is Alea Residences available for rent-to-own (Home Advance)?

Yes. Alea Residences in Bacoor, Cavite qualifies for DMCI Homes' Home Advance (Rent-to-Own) program, so you can move in now and pay your balance later instead of waiting for full bank financing. Monthly HomeAdvance lease starts at PHP 12,500 for a 2-Bedroom. To pre-qualify you complete 4 months of downpayment, either paid in advance or monthly (qualifying after the 4th payment). Promo validity July 1 to September 30, 2026, per DMCI memos PD-26-06-014 and PD-26-06-020. Home Advance is a payment route rather than a discount, so it can be used alongside the 20% Legacy markdown.

How much is the Home Advance / Rent-to-Own monthly and move-in cost at Alea Residences?

At Alea Residences the monthly HomeAdvance lease rates are 2-Bedroom (55–64.5 sqm) from PHP 12,500/month with a PHP 50,000 move-in cash-out, and 3-Bedroom (79.5–87 sqm) from PHP 16,000/month with PHP 60,500. All four three-bedrooms on the current list are 85.5 sqm, so the PHP 16,000 tier is the one that applies — the 88–93.5 sqm tier at PHP 18,000 is the programme rate for larger layouts and none is available. The move-in cash-out is 1 month advance rental plus 2 months security deposit plus a PHP 12,500 utility deposit; PMO turnover fees (joining fee and water service deposit) are free. Minimum lease is 6 months.

What amenities does Alea Residences have?

Three pools in a single central courtyard — a lap pool, a lounge pool and a kiddie pool — plus a fitness gym, game area, AV room, lounge area, children's play area, landscaped gardens, an open lawn and picnic grove, gazebo and cabana, grill pits, a pool deck and shower area, a convenience store, laundry station, water station, 24-hour security, perimeter fence, CCTV provision and a standby electric generator. Note that Alea does not have DMCI's Lumiventt Sky Patio system — it is a four-building mid-rise estate of six and seven storeys, and DMCI does not claim Lumiventt here.

Do I own the unit from Day 1 under Home Advance at Alea Residences, or am I just renting it?

You are the buyer from Day 1. Home Advance at Alea Residences is not a rent-first arrangement — you reserve and sign a Contract to Sell on that specific unit before any occupancy begins, and every peso of your downpayment is equity in that purchase. The unit leaves the market the day you reserve and your price is locked at your contract price. There is no later conversion step and no separate approval needed to make you an owner, because you already are one; the only approval remaining is the bank loan on the balance, which every buyer on every payment term goes through. The Home Advance lease covers occupancy of a unit you have already bought while the balance is processed for bank drawdown, and that lease payment is not credited to the purchase — your ownership runs on the downpayment, in parallel.
