Alea Residences sits on the Las Piñas–Talaba Diversion Road in Barangay Zapote 3, Bacoor, Cavite — right on the boundary where Cavite meets Las Piñas. That matters more than the province in the address does. Bacoor is not Metro Manila; it is CALABARZON — but Alea is on the Metro Manila edge of it, and almost everything a resident uses day to day sits on the Las Piñas side of the line.
The medical cluster is unusually close for the price band. Christ the King General Hospital is 670 metres, St. Dominic Medical Center 1.01 km and Las Piñas General Hospital and Satellite Trauma Center 1.07 km. Three hospitals inside 1.1 km is not something most DMCI addresses can say.
Schools follow the same pattern. St. Dominic College of Asia is 1.01 km, University of Perpetual Help System DALTA 2.85 km, Southville International School and Colleges 3.54 km and Elizabeth Seton School 4.13 km. For retail, Star Mall Las Piñas is 2.38 km, SM Center Las Piñas 2.63 km and SM City Bacoor 2.96 km, with SM City Sucat at 3.55 km and SM Southmall at 6.20 km.
For work, this is a southern address and it behaves like one: Aseana City is 7.39 km, SM Mall of Asia 7.79 km, Okada Manila 5.49 km and NAIA Terminal 1 6.11 km. Makati and BGC are not on this list at all, and that is the honest signal.

The nearest rail is LRT-1 EDSA / MRT-3 Taft at 8.76 km. There is no train, no BRT and no realistic walk to one. Every commute out of here runs on the Alabang–Zapote Road, the Coastal Road or CAVITEX, and all three are among the most congested corridors in the south. If your office is in Makati, Ortigas or BGC, be honest with yourself about what that journey costs you twice a day, five days a week — because the price of this address is exactly that trade.
What you get for the trade is space at a price no Metro Manila address can match. If the commute is the deciding factor and you can stretch the budget, Sonora Garden Residences is 4.49 km away in Las Piñas — still southern, but inside Metro Manila. If you need to be nearer the airport or Aseana, Calathea Place and The Atherton are in Parañaque. And if you want the same 20% Legacy discount at a different address, Cypress Towers in Taguig and Rhapsody Residences in Muntinlupa are on the same list.

The four buildings enclose one courtyard, and the courtyard is the estate: three pools, the play area, the gardens and the open lawn all sit inside it. Construction is finished and the buildings were turned over between January 2019 and February 2020.

Alea Residences has the cheapest floor area of any DMCI Homes property with more than three units left. Two properties in the whole availability list price lower per square metre — East Ortigas Mansions and Maricielo Villas — and between them they have five units and no page anywhere. Across everything with real stock, nothing DMCI sells is cheaper by the metre than Alea.
Inside the estate the ladder runs the way it should, and steeply. The three-bedroom is the cheapest floor area here, not the dearest. All four 85.5 sqm three-bedrooms sit between ₱104,596 and ₱106,912/sqm, while the 55 sqm two-bedrooms run ₱112,782 to ₱117,236/sqm.
₱2,740,000 more than the cheapest unit buys you 55% more floor space at 7% less per square metre. Darma 209 — the entry unit — is 55 sqm at ₱6,203,000, or ₱112,782/sqm. Raja 711 is 85.5 sqm at ₱8,943,000, or ₱104,596/sqm — the cheapest floor area on the estate and a whole extra bedroom. If your budget can reach it, the three-bedroom is the better buy on every measure except the cheque.
The dearest floor area is Budi 605, a 55 sqm two-bedroom at ₱6,448,000 — ₱117,236/sqm, or 12% above Raja 711 for 30.5 fewer square metres. Within the two-bedrooms the pattern is consistent: the 64.5 sqm plans (₱105,845–₱109,566/sqm) are better value per metre than the 55 sqm plans, even though they cost ₱500,000–₱800,000 more.

An 85.5 sqm three-bedroom for ₱7,154,400 — ₱83,677 per square metre. That is what the Legacy discount does here. There is no other DMCI address where a three-bedroom lands under ₱7.2M, and nothing in the portfolio comes near ₱84,000 a square metre.
Of the 18 units, 14 are rear units facing north-east, 2 are rear units facing south-east and 2 are front units facing south-west. North-east is the orientation to want in Bacoor: morning light, no direct afternoon sun on the glass, and on a low-rise estate with heavy planting the courtyard side stays genuinely cool. The two south-west front units take the late sun.
These are six- and seven-storey buildings, so there is no penthouse premium and no lift dependency worth worrying about. Every building has one basement parking level; parking is transacted separately from the unit and is not covered by the 20% discount.

Three pools for four low-rise buildings. A lap pool, a lounge pool and a kiddie pool, all in the same courtyard. That ratio is the point: Alea has fewer residents than a single DMCI high-rise tower, sharing the same number of pools a five-tower estate gets. On a Saturday afternoon that is the difference between a swim and a queue.
The courtyard plan. Four buildings of six and seven storeys wrapped around one landscaped centre means every unit looks into planting rather than into another tower at fifteen metres. The Neo Asian-Balinese treatment — pavilion roofs, open-air walkways, water features — is doing real work here because the buildings are low enough for it to be visible from your window.
Six and seven storeys, one basement. Short lift rides, short stair walks in an outage, and a building you can actually leave on foot when the power is out. Underrated on a family estate.
The medical cluster. Three hospitals inside 1.1 km, one of them 670 metres away. For a family with young children or an elderly parent, that is worth more than most amenity lists.
There is no Lumiventt here. DMCI's Sky Patio cross-ventilation system does not appear in Alea's published building features, and it should not appear in anyone's pitch for this property. It is a mid-rise estate; the ventilation comes from the low buildings, the courtyard and the open-air walkways, not from a proprietary system.
“Landscaped gardens” and “open lawn/picnic grove” are the same courtyard. Read DMCI's list and you will count a garden, a lawn, a picnic grove, a pool deck and a play area as five things. On the ground they are five parts of one central space, which is a good space — but count it once.
The convenience store is a convenience store. The nearest supermarket is Puregold Bacoor at 2.49 km and SM Center Las Piñas at 2.63 km. You will drive for a proper shop.
“A prime Cavite address” is the wrong frame. Alea is not a Cavite destination address — it is a Las Piñas-edge address that happens to be on the Cavite side of the boundary. That is a better story, and it is the true one: your hospitals, malls and schools are all Las Piñas, and your price is Cavite.

Sonora buys you a Metro Manila address, 199 units to choose from and better resale liquidity. Alea buys you the space and about two million pesos. Both are true; the honest version is that you are paying roughly ₱2M for the words “Las Piñas” instead of “Bacoor”, on a site 4.49 km away with the same commute problem.
Alea is not the only property on the Legacy Projects list, but it is by far the biggest opportunity on it. Alea Residences is a finished, low-rise, family-shaped estate in the wrong province for a commuter and exactly the right one for a budget. The commute is the price. Take the trade if your life is already in the south, or if you need the third bedroom more than you need the address. Do not take it if you drive north every morning — that is a decision you will re-make every day for years.

All four three-bedrooms on the current list are 85.5 sqm, so the PHP 16,000 tier is the one that applies — the 88–93.5 sqm tier at PHP 18,000 is the programme rate for larger layouts and none is available. The move-in cash-out is 1 month advance rental plus 2 months security deposit plus a PHP 12,500 utility deposit; PMO turnover fees (joining fee and water service deposit) are free. Minimum lease is 6 months.

Home Advance at Alea Residences is not a rent-first arrangement — you reserve and sign a Contract to Sell on that specific unit before any occupancy begins, and every peso of your downpayment is equity in that purchase. The unit leaves the market the day you reserve and your price is locked at your contract price. There is no later conversion step and no separate approval needed to make you an owner, because you already are one; the only approval remaining is the bank loan on the balance, which every buyer on every payment term goes through. The Home Advance lease covers occupancy of a unit you have already bought while the balance is processed for bank drawdown, and that lease payment is not credited to the purchase — your ownership runs on the downpayment, in parallel.
