Payment Terms Compared

12% Spot DP vs 5% Low Spot DP vs Home Advance

The Crestmont qualifies for Home Advance, so you have a real choice in how you enter the same unit. Here is what separates the three routes — and why the one that looks most expensive up front is usually the cheapest to finish.

  • 12% spot DP — one payment, bank carries 88%. Move in after bank drawdown. No discount applies to a single spot payment; the 1% is tied to spreading the same 12% over 32 months, and DMCI’s standard ladder goes further — 30% down takes 4% off, 40% takes 5%, 50% takes 6%. See the full ladder.
  • 5% low spot DP — 2% discount, payable over 12 months, but the bank then carries 95%, so the amortization is the highest of the three. Chinabank or BPI only.
  • Home Advance 12% / 32 — 1% discount, downpayment over 32 months, bank carries 88%, and you can move in from month 4, before drawdown. Lowest long-run amortization.

You own the unit from Day 1 on all three — the Home Advance lease buys occupancy of a unit already in your name, not a chance to buy it later. The full three-way breakdown, computed on a real unit →

Is The Crestmont available for rent-to-own (Home Advance)?

Yes. The Crestmont in Quezon City qualifies for DMCI Homes' Home Advance (Rent-to-Own) program, so you can move in now and pay your balance later instead of waiting for full bank financing. Monthly HomeAdvance lease starts at PHP 12,000 for a 1-Bedroom. To pre-qualify you complete 4 months of downpayment, either paid in advance or monthly (qualifying after the 4th payment). Promo validity July 1 to September 30, 2026, per DMCI memo PD-26-06-014.

How much is the Home Advance / Rent-to-Own monthly and move-in cost at The Crestmont?

At The Crestmont, monthly HomeAdvance lease rates are 1-Bedroom from PHP 12,000/month, 2-Bedroom from PHP 15,500/month, 3-Bedroom from PHP 18,500/month. The one-time move-in cash-out is 1 month advance rental plus 2 months security deposit plus a PHP 12,500 utility deposit; PMO turnover fees (joining fee and water service deposit) are free. Minimum lease is 6 months.

Is there a 5% downpayment promo at The Crestmont?

Yes. The Crestmont qualifies for DMCI Homes' 5% downpayment promo (memo PD-26-05-028), valid for reservations from June 1 to November 30, 2026: pay just 5% down over 12 months with a 2% discount, and finance the 95% balance through Chinabank or BPI bank financing. DMCI's selected buildings list (Cypress Towers, Illumina Residences, Royal Palm Residences, Tivoli Garden Residences, Willow Park Homes) carries a higher 4% discount under the same terms.

What Third Quarter Deals promo is available at The Crestmont?

Through October 31, 2026, The Crestmont qualifies for the DMCI Homes Third Quarter Deals (memo PD-26-07-031): a 12% downpayment spread over 32 months with a 1% discount on the unit, with the 88% balance payable via bank or in-house financing. The special discount applies to units only and cannot be combined with regular discounts; parking may follow the same promo payment term as the unit.

Do I own the unit from Day 1 under Home Advance at The Crestmont, or am I just renting it?

You are the buyer from Day 1. Home Advance at The Crestmont is not a rent-first arrangement — you reserve and sign a Contract to Sell on that specific unit before any occupancy begins, and every peso of your downpayment is equity in that purchase. The unit leaves the market the day you reserve and your price is locked at your contract price. There is no later conversion step and no separate approval needed to make you an owner, because you already are one; the only approval remaining is the bank loan on the balance, which every buyer on every payment term goes through. The Home Advance lease covers occupancy of a unit you have already bought while the balance is processed for bank drawdown, and that lease payment is not credited to the purchase — your ownership runs on the downpayment, in parallel.

What is the difference between the 12% spot downpayment, the 5% low spot downpayment and Home Advance at The Crestmont?

All three buy the same The Crestmont unit and differ in how much cash you put up front, how big the bank loan ends up, and when you can move in. A 12% spot downpayment is paid in one lump sum at reservation, leaving 88% for bank financing. The 5% low spot downpayment (memo PD-26-05-028) drops the downpayment to 5% payable over 12 months with a 2% discount, but the bank then finances 95% — a larger loan and a higher amortization for the life of the term, through Chinabank or BPI only. Home Advance keeps the 12% downpayment but spreads it over 32 months with a 1% discount, and once you have completed 4 months of downpayment you may move into the actual unit you purchased while the balance is processed for bank drawdown.
