Satori Residences sits on F. Pasco Avenue in Barangay Santolan, Pasig City — the north-east corner of Pasig, where the city runs into Marikina on one side and Quezon City on the other. It is not a CBD address and it does not pretend to be one. What it has instead is a train station 530 metres from the gate.
LRT-2 Santolan Station is a nine-minute walk. That single fact is the whole argument for this address. From Santolan the line runs west through Katipunan, Araneta Center-Cubao and V. Mapa into Recto, and east one stop to Antipolo. If your working day ends anywhere along LRT-2 or its Cubao interchange with MRT-3, you get home without touching C-5 or Ortigas Avenue. Very few DMCI communities in Metro Manila are inside 600 metres of a rail station.
The rest of the day-to-day is close in. South Supermarket Pasig is 720 metres, SM Savemore 930 metres, SM Marikina 1.04 km and Sta. Lucia Mall 1.42 km. Eastwood City is 1.08 km — the nearest concentration of BPO offices, restaurants and cinemas, and the reason a good share of the rental demand here exists at all. For medical, St. Camillus Medical Center is 820 metres and The Medical City in Ortigas is 3.71 km.
For families with students, the school cluster is unusually strong for the price band: Ateneo de Manila is 2.62 km, Miriam College 3.11 km, and UP Diliman 4.78 km — all reachable via Katipunan without a highway. PSBA is 2.01 km.

Santolan is a working district, not a master-planned enclave. F. Pasco and Amang Rodriguez are narrow, and at peak hours the stretch between Marcos Highway and the LRT station moves slowly. If you drive to work rather than ride the train, this address is a poor trade — BGC is 8 km away and Makati further, and both of those runs go through the worst of C-5 or EDSA. The train is the point; if you are not going to use it, you are paying for a location advantage you will never collect.
If your commute is Ortigas, BGC or Makati, look at Allegra Garden Place or Prisma Residences instead — both sit on Pasig Boulevard in Bagong Ilog, on the C-5 side of the city, which is a materially better starting point for those three. If Makati itself is the destination, Fortis Residences puts you inside it.

Satori Residences is a five-building, high-rise community on a 29,170 sqm site, built in the Neo-Asian Minimalist line — flat planes, neutral stone and timber, and clipped landscaping rather than ornament. Every building carries DMCI's Lumiventt Sky Patios: the two-storey cut-throughs every few floors that let air cross the building instead of stopping at a corridor wall. In Santolan, in April, that is not a marketing line.

This matters more than any brochure line: all 29 available units at Satori Residences are one-bedrooms. Not most — all of them. DMCI built two-bedroom and three-bedroom stock here and the published full price range still runs to ₱8.8M, but on the current list there is not a single one for sale. If you need two bedrooms, this address cannot serve you today, and no amount of waiting for the next list is a plan.
The one-bedrooms come in four published layouts, and the difference between them is where they sit on the floor plate:
Across the 29 units the areas run 27.5 to 32.5 sqm and the prices ₱4,661,000 to ₱5,022,000. That total spread is ₱361,000 — 7.7% between the cheapest unit in the community and the dearest. For a five-building estate that is an unusually flat price list, and it changes how you should shop it: you are not choosing a budget here, you are choosing a floor and a direction.
Per square metre, the 29 units run ₱154,523 to ₱177,679, with a median of ₱169,491. Two things in that spread are worth knowing before you pick a unit, and neither is obvious from the price list.
The most expensive unit on the estate is the best value on it. Amani 112 — 32.5 sqm at ₱5,022,000 — is the highest-priced unit available and the cheapest floor area in the community at ₱154,523/sqm. For ₱361,000 more than the entry unit you get 5 sqm more room and pay 9% less for every metre of it. If your budget stretches to ₱5.02M, this is the unit to ask about first.
The ground floor is the dearest floor area in the building. The 28 sqm first-floor units — Lana 104, 105, 112 and Yasu 104, 110, 123 — are ₱4,975,000, or ₱177,679/sqm. The identical 28 sqm plan one floor up is ₱4,661,000, or ₱166,464/sqm. Same layout, ₱314,000 apart, one floor. DMCI prices these as garden units and the market often does not agree.
The same inversion runs all the way up. Yasu PH23 — a penthouse-level 27.5 sqm at ₱4,707,000 — is ₱268,000 cheaper than a first-floor unit twenty-two floors below it, and cheaper per square metre too (₱171,164 against ₱177,679). If you came here expecting to pay a premium for height, the list says the opposite.
Of the 29 units, 14 are rear units facing north, 9 are rear units facing east, and 6 are front units facing north-west. The north-facing rear units are the ones to ask for: they take no direct afternoon sun and, being rear-facing, sit away from F. Pasco. The six north-west front units get the late sun on the glass — liveable with the Sky Patio cross-draft, warmer than the rest. The east-facing rear units get morning light and are cool by mid-afternoon; nine of Yasu's fourteen are in that stack.
Every building has basement parking — two levels each except Amani, which has one. Parking is transacted separately from the unit and is not included in any price on this page.

Three separate pools. A lap pool, a lounge pool and a kiddie pool with a slide, not one basin doing three jobs. At this price band most mid-market condos give you a single pool and call it a resort. The lap pool is the one that matters if you actually swim — it is marked and long enough to use, and it is lit at night, which is when most working residents get to it.
The Sky Patios. Lumiventt is DMCI's cross-ventilation system, and every one of the five buildings has it. Two-storey openings cut through the building let air move across the floor plate instead of dead-ending in a corridor. In Santolan, where the afternoons are still, that is a real reduction in what you spend on air conditioning.
A convenience store on site, plus a laundry station and a water station. Small things, but at 530 metres from a train station and 720 metres from a supermarket, the estate is genuinely walkable for daily needs.
Subscription-free fibre internet. DMCI has published this for Satori specifically — units are provided with commercial-grade fibre access. For anyone working from home or renting to BPO staff from Eastwood, it is a differentiator that most competing buildings in the area do not have.
The amenity list is per estate, not per building. Read DMCI's list and you will count a roof deck, a sky lounge, a gazebo, grill pits, a picnic area and a jogging path. There is one of most of those, shared by residents of five towers across 29,170 sqm. That is not a complaint about the build — it is standard for a community this size — but do not price the roof deck as though it is yours.
“Pool water slides” is a kiddie-pool feature, not a waterpark. It is a short slide into the shallow basin. Lovely for a five-year-old; irrelevant to everyone else.
The multi-purpose court is a basketball court. DMCI lists “multi-purpose court” and “multi-purpose area” as separate amenities, which reads like two facilities. On the ground it is one outdoor court and one indoor function room.

Of the eight Pasig DMCI properties with stock on the current list, Satori has both the lowest entry price (₱4,661,000) and the lowest median price per square metre (₱169,491). Nothing else in the city does both.
Satori is a finished, well-ventilated, genuinely walkable estate whose one real advantage — a train station 530 metres away — is worth more than its address sounds. It is priced accordingly and it is priced honestly: the cheapest entry and the cheapest floor area in Pasig, with a total spread of only 7.7% across every available unit.
The catch is the inventory, not the building. Twenty-nine one-bedrooms is what is left, and one-bedrooms are all there is. That makes Satori an excellent buy for a single professional, a couple, or an investor — and simply the wrong building for a family, no matter how good the numbers look.
