The short version
Search “office space Makati” and almost everything that comes back is a lease listing. That is not an accident of the search results — it is the structure of the market. The Grade-A towers on Ayala Avenue and across BGC are held by institutions and REITs and let by the square metre per month. You occupy them; you never own them.
One Fortis Plaza is the exception this page exists to document. It is a new commercial building by DMCI Homes at 2250 Chino Roces Avenue, and four of its floors are being sold outright — ₱363,000,000 per whole floor of 1,398.20 sqm net, or ₱326,700,000 on full cash settlement. Ready for occupancy December 2027.

Price per square metre
Two numbers get quoted for the same floor, and they are not interchangeable. Net area is the usable space inside your demise. Gross area adds your proportionate share of the lift lobby, toilets, shafts and service areas. Always ask which one a quoted rate refers to — the gap at One Fortis Plaza is 147.40 sqm per floor, about 10.5%.

Where you can and cannot buy
The honest comparison is not really about price. It is about whether the space is for sale at all. Here is what each of the four office districts actually offers a company that wants to own its head office rather than rent one.

District descriptions reflect the ownership structure of each market, not a quoted price survey. Rates move: Makati CBD leasehold space has been quoted in the region of ₱1,200–₱1,800 per sqm per month, but a current rate for a specific building should be taken from a live proposal, not from a web page. One Fortis Plaza figures are the developer’s and are confirmed at reservation. If you are holding a live lease proposal, bring it to the briefing — the ten-year buy-versus-lease model is built to be run against your actual numbers.
Eligibility
Commercial acquisition at One Fortis Plaza is a corporate transaction, not a retail one. Every purchase is subject to evaluation and approval by DMCI Homes Project Development, and the file is assembled before reservation, not after.
Foreign-owned corporations registered with the SEC in the Philippines may acquire commercial space here, subject to the same DMCI evaluation and approval. Take independent Philippine legal counsel on the applicable ownership regulations before you reserve — that advice is not mine to give.
Payment is by spot cash (the 10% discount route), bank financing arranged with your own bank, or DMCI in-house financing. Terms for each are confirmed at briefing against your corporate profile.

Both exist, but they are not equally available. The Grade-A towers on Ayala Avenue and in BGC are overwhelmingly institutionally owned and offered for lease only — you rent, you do not acquire title. Strata-titled office stock that can be bought outright is concentrated in older Ortigas and Makati fringe buildings, and comes to market as small resale suites rather than new whole floors. One Fortis Plaza is the uncommon case: a new-build commercial floor sold directly by the developer, DMCI Homes.

At One Fortis Plaza the 10% cash discount removes ₱36,300,000 from the ₱363,000,000 list price per floor, taking the effective rate from ₱259,620 to ₱233,657 per sqm net. Bank financing and DMCI in-house financing are also available; terms are confirmed at briefing.
One whole floor — 1,398.20 sqm net, 1,545.60 sqm gross. The building is sold by the floor, not subdivided into suites, so a floor is the minimum acquisition. Four floors are available: the 3rd, 4th, 5th and 6th.
